your name is on the deed of trust. you both have ownership in real property. in missouri both would have to sign to sell. check with you title company.

That depends on how title is held. By far the most common means is Joint Title with Right of Survivorship. In that case you both own the home. Neither can sell the home without the consent of the other while the other is alive.
Whose name is on the loan has no bearing on the matter what so ever. It is unusual to have only one name on the loan but two on the deed although there are ways to do that. The only thing that matters is how the deed is held.
