Who pays for the home warranty and the survey? The buyer or seller?
Have yet to make first offer, just got approved @ 5.875% for 30 years. Any Advice Please!

Home Warranty ALWAYS the SELLER. Survey, buyer if it is really necessary- the county records have the dimensions of all properties.
surveys are expensive and you may want to have some legal advise on this issue. Most times a survey is not required. If the dimensions of the property lines are in question then a survey is required. Hop this helps-- remember all must be in writting to make the contract binding.

The home warranty can be paid for by the Realtors. buyers or you. But get one one way or the other.
Survey? or do you mean home inspection? Home inspection is paid for by you. Be sure to get one.
If you are looking to get a survey that would Be yours too. Unless you can negotiate that.
But regarless of how things come out for you please do yourself a favor and have a Real Estate attorney look over all your loan papers before you sign them. It will cost you a few hundered bucks but darn well worth every penny.

Depends on what state you are in. Both are negotiable but it is customary for the seller to buy the hm warranty in CA. Surveys are optional and would be paid for by the buyer but......when I bought a lot in AZ the seller paid for the survey so again it all depends on your state. I would ask your Realtor. The buyer can pay for it or the seller can pay for it. I would suspect the seller should pay for it if he or she wants to get the property sold! And also the survey. I am not sure where you are located but I would think you could get somewhat of a better 30 rate than that???

90 percent of the time its the seller. but it can be paid by either party as long as you state that on your purchase and sale agreement.

It's all negotiable my friend. Ask for the seller to pay for them both. They may counter offer, but you don't know till you ask.

It is customary to always have a survey in your area? In mine, it's not unless there is a issue with a title ALTA policy where there may be a boundary line dispute or encroachment.

Home warranty should be $250 - $399. Survey costs vary depending on location & availibility of markers for a point of beginning. (POB)
