Why can't I get a loan for a 35,000 house?
It seem all lenders have a minimum purchase price. The house is a great deal (no damage, needs new carpet only). You would think a lender would want to give me a loan.Its 4 BR 2 story. But they say its not a big enough purchase price. Most don't do loans under 40 or 50 thou. Does anyone know of any lenders who will?

Go to your own or local bank, usually mortgage brokers won't want to deal with a small amount because they would spend the same amount of time with a larger loan amount like $100000 for a smaller commission.

Beware of Advance fee Loan scams.
ALL "Private Lenders" who ask for fees upfront are scammers...
my Advice: Don't deal with anyone from a foreign country and never use wire transfer services.. you risk losing your $$ and your mind.
Remember, if it sounds too good
to be true, it probably is! Always be on guard.

The conforming loan limit set by Fannie Mae was $40,000. They may not know that is was just recently lowered to $10,000. Keep looking. They may not want to do it for $ reasons, but they can.

I would try and get a loan a bit bigger. If you really dont need anymore than 35,000 you can always immediately pay the rest back.

yes, i am sure they are concerned about the price not being enough....4 bdr /2 bath for $35K....not even in the guetto...
so from the banks perspective this is probably a scam....

are you working with a private person or do you have a real estate agent?
have you had the house inspected or are you just going on the owners word?
what type of contract will you have?
are there back taxes and / or liens on this property?

yes, the banks and mortgage companies have alot to be concerned about - cause this deal does not smell right and that is why you are being turned away.

check local property values of comparable properties in the area...you will be surprised.
