In THIS market, those renters are starting to look like super-smart people.
No negative equity, no ruined credit.
If a renter loses his job he can easily move to another part of the country instead of being stuck with a house he can't sell.
At this time the Tenant is King. He can pick and choose where he rents AND negotiate with potential landlords.
Sadly, I am not a renter....Sigh |

There are many reasons to rent vs. buy.
1. If you do not know if you're going to be staying in the area than why would you buy?
2. Buying a house is a huge commitment, you can't just up and leave.
3. Home owners are responsible for anything that goes wrong, renters just call the landlord.
4. Home owners have to pay property tax.
5. If you're not certain of your job security, losing your job can mean alot of trouble when you own a house. |

I would love to buy a house, but there are a few problems
1) My credit is horrible because of identity theft.
2) There aren't many lenders that are willing to take a chance right now.
3) The houses that I can afford to buy are pieces of junk, it would cost me more to fix them then I have right now.
The reason I rent (other than the reasons I have said I can't buy)
1) If something breaks in the house, I don't have to pay to get it fixed (unless it's my fault, obviously)
2) If I want to change jobs and move to another town I don't have to wait around for my house to sell.
3) Someone else pays that property taxes (okay this is a stretch, but I can't think of another reason) |

It's not "dumb" in all cases. Some people are not sure how long they'll live in the area (don't buy unless you'll be there at least 3-5 years). Some people don't want the hassle of owning (mowing your own yard, paying for repairs, etc. when it would all be covered in rent). Some people CAN'T buy a house (bad credit, not long enough time at a commission job, etc.). Some people feel comforted knowing it's going to be $650 a month no matter what (don't have to buy a new roof or heat pump, etc.). Some people (especially, younger adults & newlyweds) may not know just what they want in a house right then. And with the stress of graduating from college, finding a job and getting married, it's so much easier to rent-- that's why we rented anyway. We'll be married 2 years in March & we're closing on our first house on Feb 19th. |

Depends. Some people have horrid credit. Others don't like responsibility. Right now, a lot of people are waiting for the real estate market to bottom out. Not only are mortgages about the same as rent, you also get a great tax write-off. As someone who bought my first house at 19, I never understood that either! |

I don't know what planet your from but a mortgage is usually considerably more than rent and a lot of people don't want the responsibility of owning. I personally don't want to have to worry about maintenance or repair issues. Renting is a lot less to worry about. |

I am a renter.. simply because to buy in the area that I rent would be way out my league. I don't pay a mortgage payment every month because I am a smart renter that looks for deals, such as the house I rent now.. with all utilities included in a dream location that many people would love to have. I know for a fact that property taxes in my area are 1k a month, not including the mortgage and I pay much less than that in rent for my awesome house less than 2 blocks from Lake Michigan.
I am planning buy a house, but when you are in college, and just out of college, these days its hard to find a great job that will last for years and will allow you have a mortgage, so you are renting until you can find that great place to finally call home.
Some people just don't have the skills to rise above minimum wage jobs, so they are stuck in the perpetual cycle of renting, and good tenants will stay at a property for years if they are happy with it, which makes for great income for a landlord. |

If you purchased a home in the last 2 years, then you probably feel like the idiot. You now have a noose around your neck since you can’t move without going into financial ruins, you can’t really invest money to improve the house because you can’t get a Home Equity loan as you have no equity and said investment has no market value. And, if something goes wrong with the house such as its hit by a Natural Disaster (i.e. Hurricane, Earth Quake, Tornado, Tsunami), at minimum, you now have a very significant deductible to pay in order to live in the home again. If your child flushes the toilet and it overflows, you now have a flood to deal with. And, if you claim that flood on your insurance, the rates go up and the house is forever marked. If you fail to take care of any flooding, or the house is in need of repairs that are causing mold, you now have a mold problem making your house unlivable. The money pit, your house, now consumes much more than the original mortgage. So, even if the house goes up in value, you’re lucky to get out it a profit to make up for the 6% Realtor fees never mind the most of maintenance through the years (if you were able to actually stay in the house for years).
The renter, on the other hand, is faced with rent increases at the whim of the owner. But, the renter can always decide to leave the landlord for another rental if the terms do not meet their needs. This mobility the renter has is a luxury many homeowners wish for. On the other hand, the renter cannot make serious modifications to the home they rent (without landlord consent) as it’s not their property to do as they wish. The renter should be forewarned that they have no long term “home” investment, so they should be investing elsewhere to make-up for this disadvantage. They also do not have a tax deduction equivalent to the homeowner.
In the end, this is a case by case decision of which nobody but the individual is in a place to evaluate the intelligence of the decision. You cannot evaluate the person as an idiot unless you’ve walked in their shoes. |

Well heres my answer, I currently rent an apartment for $1015 a month 2bed/1bath in Orlando Fl. I signed a lease to rent a house because my lease will be up in a few weeks. Do you know hou much I will be paying for the house rent? $750. I may be dumb but come the first of the month and I will be $265 bucks dumber. Oh and Im a single father of a 1 year old and a 2 year old and with the HUGE backyard I will have tons of room for my kids to play. With an apartment you don't have the same privacy as a house. Yes they are houses that rent as much as your mortgage but their also cars that cost much more than your house. So in other words it all depends what size,type,and location your looking at. So no theyre not dumb, I say they are just as smart. Now I think renting an apartment may be dumb. |
