People "sell by owner" to save money - primarily the commission. If the agent isn't getting a commission, they will discourage anyone from even looking at owner-sold houses.
It's called "self-interest", not your interest.
If you are interested in such a house, go ahead without the agent. Everyone can come out ahead. Who do you think pays the agent anyway? The house price is inflated - meaning the buyer pays. |

The buyer is selling this way to avoid the realtor commissions which they kind of like to get. The realtor isn’t working with another realtor so it’s harder for them. Will the seller be a flake, does he know the property is overpriced, will he come down in price, will he be emotional since it’s his house, does he know the process, done the paper work, lawsuit problems? |

If you are doing a For Sale By Owner - you may want to try a Broker - Why? A Broker works with his/her title company, and orders the sellers payoff on the sellers mortgage, the title company orders title for the buyer and seller, orders all the inspections, etc - A For Sale By Owner is not that hard to do - if you work with someone that has done them - The realitor uses your Broker or Lender to get the information, the Realitor does order the inspections - but the Broker can do that (or his/her processor) It is the way to go - if you need seller help toward closing cost - Have found sellers are more motivated to help YOU get into the home - than paying a realitor....
I normally tell my clients NOT to hackle over the price, since you are asking for closing cost help - especially if the home is thru a realitor, and the seller has to pay the realitor their fee which runs from 3-6 percent of the selling price, and you ask for 3-5 percent toward closing cost -assistance) Follow me so far??
Talk with a broker, a broker underwrites for many company's (I underwrite for 150 companies) so I only have to pull credit 1 time, and they look at my credit. A single lender (not a broker) has programs available, but they may not be able to help you and your situation, so you go elsewhere, and than that person pulls your credit (see what I mean.) If you shop, your credit is pulled and that is considered a soft pull, for a 30 day period. Just like shopping for a auto, it is good for 30 days. If you apply for a credit card, that is considered a "hard" pull and it drags down your credit score. When looking for a home, please do not apply for a credit card, Department Charge Card, Gasoline Card or make any major purchases, like a auto, etc. This will pull your credit down. |

First of all, it's not because of self interest or anything else.
Simply put we have a job to do which is to represent our buyer's best interest. If the FSBO is not willing to pay for the commission to the buyer's agent than I cannot do the work to represent the buyer's best interest. By all means the buyer can contact the seller and they can do the transaction on their own but who is looking out for the buyer if the seller is trying to take them for their money. If my job is to protect the buyer's interest, and just like anyother job in the world you get paid to do it so if I dont get paid I cant work. Would you?? |

unless the seller, fsbo offers a 3% to buyers agent then no agent is going to show fsbo because they will not get paid their commission why work for free |

There is no reason for a realtor to bring a buyer to a FSBO unless:
+ The agent is to be paid by the buyer, or ...
+ The seller is willing to pay the agent
An agent's first preference is to sell the buyer a home that they are selling, then to sell them a house that another agent at the same company (e.g. HER) is selling, then to sell them a house where the selling agent splits commission. |

Hello,
Great question! An agent helping a buyer should not ignore any properties that a buyer might like. But as has been pointed out by other answerer's, since the Agents think that they might not be compensated for all the hard-work, they shun away from such transactions.
In case of an FSBO, both the buyer and sellers are trying to avoid any commission payouts. Not just the seller. I have also lost buyers in my case because of this attitude. But it wasn't just because of the buyer attitude, it was because of my inability to explain the intricacies of transactions. Secondly, the Agent needs to understand how s/he facilitates the FSBO and helps both the buyers and sellers close effectively.
A better attitude prevails if you work with an appropriately experienced buyers agent.

Even if a FSBO offers a 3% commission, the realtor usally ends up doing twice the work as most FSBO do not have a clue on how it works and what to do, so the agent ends up douing double duty for 1/2 the pay. I DO work with FSBO that will pay 4% Commission. |
