Why do some Landlord treat their tenants like crap?
They see their houses as investments and are just greedy. They charge £600 per month for something the council would let for £274. They don't care that the people who live in them need that place as a home. They throw them out at the slightest provocation, children and all. They refuse people who need benefits, they refuse people with children. They kick up a fuss if the house isn't perfect, our last one used to scream because we hadn't cut the grass (we both worked fulltime and didn't even own a lawnmower). He left us without heating and hot water in the middle of December and then threw us out to move his bloody relatives in!

My partner and I managed to buy a house and we will never ever rent from a private landlord, I'd sooner be homeless. The way they behave towards people who are thrown on their mercy because they cannot buy their own house is disgusting. I see them as nothing better than leeches, profitting from others' misfortune.

Because a lot of tenants don't bother to familiarise themselves with the law regarding letting. If you read through the contract carefully, that states everything you and them HAVE to do. Anything else, such as the condition you keep the house in, is none of the landlord's business and they have no right to insist you keep it in a certain condition unless they think you're affecting it structurally (which, I might add, is the only acceptable reason to come round without giving 24hrs notice). Landlords have a duty to ensure that things such as heating and hot water are provided. Failure to do that puts you in the position where you can refuse to pay rent, or use the rent to fix it yourself. Furthermore, they have to let the house to you for the period of the tenancy, or give you at least one months notice, often 2.
A major problem is that with the rise in house prices people are thinking "hey, we could rent our house out and make loads from it", and jumping in with the assumption that it's their house so they can do what they please. The fact is, more often than not the law is on the side of the tenant, it's just that not many people are aware of their rights, especially immigrants who can and do get screwed far worse by unscrupulous landlords.
The best thing to do is to NEVER rent from a private landlord unless they have a very good reputation. Going through a lettings agent may cost a little more, but it's worth it to reduce the hassle, assuming of course that they are fairly reputable too.

Rather depends on the landlord. Some have experiences of bad tenants and then treat all tenants as if they were potentially bad too. I had a bad experience as a landlord and sold the property and never rented out property again.

That's just how some people are. I have found in the past that the landlords who own multipul properties and make a living out of it tend to be the worst whereas a landlord who has bought a property as an investment tend to be easier to deal with.

I had both. My first landlord was great, nothing was too much trouble and repairs were done straight away.

Now, I rent a flat through a letting agency and they are truely truely awful!!!

My flat is cheaper than most in the area because it's not modernised however, with no heating, no double glazing, no shower, moldy walls and the world's oldest kitchen and bathroom, you'd think that fitting a shower wouldn't be too much to ask!!!
I was told before I moved in in September that they could do it and we're now almost into January and I call the letting agent 3 times a week to follow it up and get spoken to like rubbish! It took me a month to get basic maintenance done (which should have been done in the month prior to moving in).

So I know how you feel ..... but alas it's not just landlords ....... letting agents can be sh!t too!!!!

If it weren't for private investors, all you'd have to live in would be (a) your parent's house or (b) concrete soviet-style apartment buildings.

To think that all landlords treat tenants like crap certainly says something about YOU, doesn't it?

A lot of the time it's because people treat the landlords property like a pig stye. If you can't cut the lawns, get someone to cut them for you, or arrange with the landlord for him to get it done in the rent

I rented my first proper house after moving out of halls in my second year of university a few years ago.
When it came to us moving in the landlord had given us the wrong keys and he had gone on holiday. So we had to wait in a hotel for two nights till one of his company employees could give us the correct keys. when we got there there was human crap on the floor and the kitchen was a wreck.
They moved us to another house which was a complete tip and I only had a matress in my room.
When we called a couple of times to get the house sorted, he told us that he would have to raise the rent if we needed anything fixing.
We took him to the student court and only got the money back which we had paid for renting the property.

I agree with you.My friend who was a single parent was also left without water and heating over Christmas and they never repaired anything properly.If the boiler broke they wouldnt call a plumber,they would bodge it themselves.They would call round whenever they wanted,and they even took a step ladder and some paint belonging to her.Scumbags the lot of them.

I don't agree with slum lords but property is an investment and people have the right to protect it. In the US though it is illegal to not rent to someone for anyreason and to kick someone out is a process that takes at least a month and you must serve notice. Tenants have rights you just can't be kicked out at the drop of a hat you need to be given time to look for a new place
Also many people who rent house put into their rental agreement that the tenant cut the grass if you did not you were violoating the agreement and he had the right to be upset. Even if you had no lawnmower you had to find away to get it cut. What do you do now that you own not cut the grass. No you find a way to do it.
My parents have an apartment (well used to my brother lives there now) The last tenants we had were allways late on rent they left holes in the carpet the police had to be called for their arguements it was crazy. After they left we never rented it again to much hassel. I am not saying you were like that but it is not easy being a landlord

I have this problem! We pay 525 a month for a house that is literally falling apart. We are very lucky in that they let us keep our dog here (perfectly housetrained good boy!) and we have a baby, though not any children old enough to make mess to be fair. However they have the same attitude to the garden, despite the fact that they refuse to fix the fence (we have 2 missing fence panels that are their responsibility) that fell down in the recent wind. Plus the other day the kitchen cupboard literally fell off the wall! Just out of nowhere - we were VERY lucky that our baby wasn't underneath it!!
And yet they threaten eviction when the rent was 2 days late due to a bank error!!

They do it cos they know they can,I'm on the minimum(actually less than half) but the government get around that one with one of their 'clauses'.If I lived out and done community care you're paid the minimum and not for transport or time between clients so you're on about £4 an hour gross which means I'd have to work 90hrs to get paid 70 just to help get my rent paid.UK abolished rent control so landlords get away with murder. I'm a good respectful tenant but have had constant problems in the past because they just get in other tenants who can pay more.I've been homeless a few times and living on friends' floors because of everybody elses' greed.I will never get a council house or be able to afford a mortgage,can't even get a government pension and I've worked practically my whole life.I better shut up now cos I'm going in to a roll now........

I totally agree with you, though there is the occasional decent landlord.

What I really hate is when landlords are doing up a property ready to rent and spend the bare minimum. Often they leave grubby bathroom suites in and fitted kitchens that have seen better days. Then they claim that it is because they are renting and would spend much more if selling. Whilst i accept they have profit to think of they also seem to be under the impression that tenants do not like nice homes to move into and decent fittings!

And as for the inspections, yes they are rather intrusive. Even worse when they insist on a key. Our last landlord, who lived next door, not only insisted on a key, but constantly referred to the property in the terms 'my house'. He also felt he had the right to dictate other thingslike when where we could park, when we could have music on, etc..It never felt like our home because of that. We did not stay long for some reason!

There are two sides to every story . My sister and her husband rent apartments and houses to others. My sister has put up with so much from the tenants, like allowing them to slide on the rent with their sob stories of why they can only pay part of the rent or even none at all. I have seen many filthy homes and apartments, alterations that shouldn't be there, children that are out of control disturbing others, holes in the walls, etc, She has given so many breaks to them and it is hard on her to have to take them to court. She feels sorry for the people and they take advantage. When they move into one of her places, it is freshly painted, all new carpeting and basically everything is in perfect move in condition. I know what many have done to their places, as I have had to clean them up and even take care of abandoned cats.
I have been in a shelter twice and it disturbs me to hear you say you'd rather be there. I have been in two of the worst shelters you could ever imagine, freezing, cockroahes, no time to bathe, cleaning up the blood from women who came into the bathroom to shoot up drugs. You are locked in at dark and no one in your family knows where you are. I was living in my car for a year after that until I got into a federally subsidized apartment. I was sooooo happy to have a home and I cried my heart out.
When you sign a lease, make sure you read it carefully before you sign. We are subject here (where I live and it's not my sisters place) before you rent. There are tenant and landlord rights in the USA. I have known of many people in the apartments that I live in that have been rowdy, drunk, breaking things, drugs, etc. that have made my ife and others miserable. Yes, I was so grateful to have a home, but I have been here for over 10 yrs. and have lost 2 TV's a phone and almost my computer from fires in the outlets. The steps are unsafe, the water isn't potable, the carpet never gets replaced and no heat in my living room. I am using a friends portable heater.
Yes , they are there to make a profit, but you don't see people like my sister doing all they can to get things fixed as soon as possible, the hassle of going to court for eviction and they don't even always get all the money they put out. My sister is disabled and kind to the people, but they keep doing the same things over and over again. In this country, we have laws and it isn't that easy to throw out people , children and all.......but I would like to know what happened and if it is you, did you follow the rules and pay rent on time? Yes....here there are inspections too. I have the landlord's inspection and the state's inspection with very little notice. There is so much more I could say here and if you experienced it, I would like to know what led to the eviction. Either it was warranted or not. My sister does not like to throw anyone out but afetre putting up with non -payment and such.....she has no choice. She has bent over backwards to help these people. So again..................I say to you................be careful what you say.........because I know first hand about homelessness and it isn't pretty and it's scary too.
P.S. My sister and her husband don't leave their tenants without heat and hot water. Just letting you know that there are decent landlords and there are bad ones and . Read your lease or contract carefully before you sign anything. I just want you to know part of both sides here.Best of luck to you in your home but you will have plenty of maintenance in a house .

I'm glad you say 'some'. I let my house via an agent for three years and trust me, if I'd been here, yes I would have evicted the tenants that wrecked my house - just as some landlords may be leechy and scum - so are 'some' tenants who have no personal standards and no respect for others property, some tenants are disgusting! My house during those 3 years was let mainly to people buying on the 2nd phase of this estate (having sold their own and between theirs being finished) I can tell you now I won't be popping in for a cup of tea and mouldy biscuit!! I let mine with no exclusion on children or pets, having some of my own, however they take the p**s! We were posted (forces) overseas, my house was never a money making scheme, it was however very, very clean and that, I don't think is too much to expect! I never profited from anyone's misfortune - they were all buying larger brand new houses than this one! all of them obviously live like pigs I'm afraid regardless of how much money they have!

I'm from California USA not sure where your from but i understand. The tenant is the investment they need to understand that they should get mad if your late for rent or
noise complaints etc... Otherwise they should kiss your *** because you the tenant provide them with the funds they need.

I agree with you 100% - their houses should be requisitioned and given to Families who need them - and they should be prosecuted for any past actions and all profits that they have made from Families' needs for a home should be confiscated.
This arose when Margaret Thatcher sold off council houses and stopped councils replacing them yet the New Labour government has made the situation even worse because property developers are the ones making huge donations to their party coffers.
Every Family has the right to a decent home - to buy at a reasonable cost or to rent *from the council* with security of tenure and the right to have repairs done and so on.
It should be *illegal* for anyone to own more than one home (and that includes "holiday homes" too!).
This makes me so angry - Families need *one* home - private landlords should not be allowed to own ten,twenty or even more due to greed not *need*.

Councils don't have mortgages to pay...In fact they sold most of the houses off because they couldn't afford to maintain them BECAUSE the rents were too low.
