Why do some landlords do this?
Where I live (and in surrounding areas), a lot of landlords charge high rent for residential properties located in "bad" areas. Rather than being willing to negotiate with potential tenants, they'd rather charge high rent and deal with the "temps".
Additional Details
When I say "temps" I'm talking about people who rent the place with no intention of staying & paying - people who live in a rental property until they are evicted for non-payment or find somewhere else to live.

It's all part of a business philosophy... they think they can make more that way rather than attracting quality, long term tenants. I have found that it's worth a bit lower rent to get quality tenants, because for the $25-50/month it might cost me to get the quality tenant, the headaches of a bad tenant cost me way more. But, to each their own. I would suggest trying a different part of town where the landlords have a bit more pride of ownership in their properties.

Because of the high demand for rental apartments in so-called exclusive areas albeit in a slum area, landlord literally have a choke-hold on demanding high rents for really poorly maintained properties. I agree with you that there should be some room for negotiation between a landlord and a tenant seeking more than "temp" quarters. Failing that, the number of vacant apartments will steadily increase and when that happens, the rentals will likely float downward in value and supply.

Sounds stupid to me, but does it really matter? Who cares really, if they won't give people a lower rent, then the tenants should look some where else.

Maybe they are just mispricing their places a bit - a common mistake. If its the difference between losing money and breaking even some landlords are very reluctant to lower the price, no matter what. I guess they just get to attached to the deal, its hard to step back and see the bigger picture. Lol, or maybe they just know something you don't.

As a new landlord I didn't realize that there were people out there that were "temps." I don't know about the high rent charges....but I will certainly be on the look-out for temps in the coming future. Thanks for the heads-up.

Hi,
The court system does all my back ground checks so I don't have to negotiate with anyone about the rental price of my units. I don't allow dirt bags in my units, and I find that only dirt bags try to negotiate the rent price. That's a huge red flag seeing my units are priced fairly to start with. If you try to negotiate, it means you can't afford one of my units to begin with. Sorry but you'd failed the DB test already. Go ahead and cry, I'll watch you leave a trail of tears as you waddle off into your "gee I can't afford a cardboard box" sunset. And if you knew anything about apartments you'd realize Landlords charge what you call "high" rents due to people that trash their units. Want to complaint to someone that can make a difference? Complain to the other dirt bags that drive up rental cost due to the destruction and lost rent they cause.

The Landlord has spoken!

bc their greedy and rather than lowballing their mortgage payment they'd rather hold out for someone who they think could afford their absurd price. its better to negotiate than to not have someone renting that month, ur just loosing money.

I think there is many more people who actually make those high payments than there are people who can't.

Therefore, higher yield means higher cost.

I am just curious how you have all this time (and interest) in keeping track of all these landlords, all these properties and all these tenants to KNOW all of which you speak is true without a doubt.

I see, so you are busybody meddler know it all who actually knows very little about this subject as well as lacking in logic & common sense in this area.
