It does not belong to them so they do not care. People aren't as careful with other people's stuff even if they are friends or family. Have clear rules that they have to sign as for compensation for damages.

Most tenants don't do that. I certainly never have, and I don't even want people like that VISITING me. But you get troublemakers that like to drink, get drunk and tear things up on a regular basis. If it's not their property, they don't care. This is why some places charge horrendously high security deposits -- lowlifes ruin it for everybody.

To be fair not all tenants do that. However it is a risk you must expect as a landlord.

As to the underlying reason: either drugs or immaturity, which is likely why they can't afford to buy a house anyway.

Because they do not own it...so if it depreciates in value, it doesnt concern them financially. I would be pickier when selecting tenants.

You sound like a landlord that has gone through the same things I have. My last tenant kicked down the entry door. Destroyed every window blind in the apartment, Ruined carpet with tar he'd get on his work shoes, Left a shower full of black mold (Must never have run the fan) I spent over $200 just getting rid of trash they left behind. The list could go on, but tenants don't own it, so they don't care. Mine is just a flat and I live here myself on the first floor. My rent is only $400 a month so that is all the security I hold. My damages were over $2000

Because they just don't care about other peoples property. I rented for years when I was younger and never destroyed a thing.

That is a very good question. Can we expect to hear from tenants who have destroyed their rental unit and provide excellent reasons for doing so?
