Why does credit affect getting an apartment?
Not only does credit make it hard to own your own home or car, now you can't even get an apartment. My fiance and I have shaky credit. His due to a divorce (ex-wife) and mine due to stupidity and joint account with an ex. We have lived in our apartment complex for 4 years (now paying $815) an month. We are always on time or pay before the due date. We need to relocate to another city and filled an application for a place we really like over this past weekend. The leasing manager called me this afternoon and said they denied us because our credit is unacceptable! I realize having good credit is imperative to having thiings in life, but why should we be denied an apartment? Our credit history is purely credit cards. No bankruptcies, foreclosures, repossesions, etc. What should we do? We really wanted to live in this apartment. The location in great and the costs are the same as we have now. So, it's not like we can't afford it.

Keep checking other places. Depending on the management company, you'll eventually find a place. My credit's not all that rosy either, but I had no trouble. I've lived at my current place for 9 years, and don't have any evictions or late rent payments on my records -- only credit card debt.

You might offer to pay a double security deposit or more than a month's rent in advance.

I know, it's frustrating and at times it seems almost discriminatory. I don't have great credit but a solid rental history because I know that above all else I *must* have a roof over my head. But the simple fact is those folks with poor credit are less likely to honor their lease and be reliable with rent. From a business standpoint, I can understand their thinking.

Perhaps you can talk to your current landlord and have them talk to the new place or write a letter that you have always pay on time and before the due date. That's what the new place is worried about. Good luck!

Unfortunately credit is a good risk assessment to show who will pay on time and be responsible tenants. It may not reflect you two personally but overall it works well. Try talking to the new landlord, often those with bad credit can put down a larger security deposit as a way to make up for back credit and take away some of the risk they're scared of. Also, see if they will accept recommendations from your current landlord.

you should use a letter from your present landlord to say how long u been staying , how much rent and how regular payments were.
you can also approch credit repair companies later to sort your credit rating.

the apartments we have lived in for 5 years just started aking new applicants to provide a credit history...apparently they have gotten burned on rental payments.

the apartment management company is asking for a history of you and your fiance's credit score in order to assess that you will pay your rent on time.

since you currently have a strong record of paying on time, would they be open to taking a reference from your current apartment management?

also, are they open to having someone w/ good credit co-sign for you?

if not, you can do a search for apartments in the area--sometimes they'll list what is required w/ an application. otherwise, go thru the phone book and start inquiring.

Your credit history reflects your abilities to make payments on your bills. If you have bad credit history, then it is due to non-payments. The bad credit will stand out to possible landlords and they will think that you are not reliable when it comes to paying rent.

People like to see a track record for anything financial. You may have to take a less nice apt (what you can get) for a year or so until you can build your credit back up. Putting down a larger deposit or an extra months payment may help too.

Pay down those cards asap.

I manage an apt. complex, and we too, are very strict on credit! Our alternative is to pay six months rent in advance to applicants that don't qualify. We understand you may have good rental history, but your credit on everthing else, says otherwise. That's why we do it. My advice..look around!There's ALOT of places out there that don't look at credit so strongly. Ones with low occupancy rates, and so on.
