Reading bits here and there about the falling dollar, the real estate and fraudalent mortgages collapse, the almost $100.00 barrel of gasoline, and the heavy foreign investment in our own economy, it's gotten me thinking: Why aren't more foreigners buying a lot U.S. properties?
I know there have been, still are, and always will be people from overseas buying real estate here, but why aren't they massively buying right now??? And no, I don't think it's because it is really difficult for them because of documentation, etc.
City of Miami mayor was told nearly a year ago on a business trip to Germany that they would not be investing in Miami real estate because there was an overabundance already. This was few months before market started to go down. |

I expect that foreigners will start to purchase United States real estate in droves. That is what happens when the dollar drops in value and makes real estate look cheap. |

Foreigners (I'm talking of europeans) aren't buying American homes because a lot of them are in a heavily populated area (for them but maybe not for americans). They aren't used to the pollution in the air esspecially near big cities. Plus when you think about it many parts of the us are intimidating to foreigners when you compare them to their small safer communities. Plus the style of the house it very strange to them. I speak from personal experience since I am a "foreigner." Oh and some people aren't willing to pay the price to get a visa to stay here in American which might I add is quite expensive. Their english of course in time will adapt to the environment I should hope. |

Several reasons...
Purchasing property overseas is expensive - even with a falling dollar. Traveling, legal fees, upkeep.
Next investing in a market with falling dollar and falling property value would be a bad idea.
The legalities and taxes are hard for average citizens to deal - no matter what country they are from. |

The main reason is that they for the most part are what is called a sofisticated invester and they KNOW how to punch numbers on a claculator. ANY smart investor will NOT buy overpriced houses in a falling market because it does not make good sense. The dollar is falling against other currency but until you have a bottom on the dollar AND a bottom on the housing market; a lot of money is sitting on the sidelines waiting.
I am slowly starting to aquire property but it has to be in the right location, in the right market, for the right price with the right terms.
Buying property based on "staging", or other cuteness factors are the things the "keeping up with the Jones' " fan club do. Buying based on rates of return are what real investors do and that is where the majority of foreign money sits. |
