Hello,
what you are saying is true, but in reality more than half the people on the market are not motivated to sale. What we will find is that prices will fall at the lower end of the market as the repossessions come on thick and fast, but the change will be more slow as we go up in price (this is evidenced by the recent house price increase in London). If you are a potential purchaser, it is much better to seek out motivated sellers as opposed to expecting any vendor to decrease their price just because it says on the news that house prices have came down. |

They probably have large mortgages and so need to achieve a certain price. A house is probably most peoples biggest investment and so they hope for a good return. Some people are going to be able to buy some very cheap property soon but at the expense of someone else. Property has been way too expensive for a long time |

Not necessarily true.
No one in their right mind will sell their property for less than the amount they purchased it for. No one wants to end up with negative equity and the predicted recession will mean that if house prices continue to fall a lot of home owners will be in this situation. |

the houses in england are hugely overpriced and have been for years, it's time for that to change. but, it isnt fair that all the ppl wanting to sell now are going to lose all that money. people wanting to buy right now are getting it good, selling not so good. it is a buyers market, a lot of poeple are scared because losing money on a house can soon add up to thousands quickly. |

We do we have reduced a 4 bed detached house to £230,000 from over £300,00(at less than it cost us in 2004) but dropping price further is no use as there are no buyers around! not evene reposesesions are selling as buyers are terriefied of house dropiing more.
prices are high in the UK compared to Europe as its an Island with a high population meaning there is generally more demand for housing that are available! many people cannot drop as they are in negative equity or making a loss. only those who bought before 2000 are in the position of making a profit and thats not that many who are selling.
locally we now have only a few houses left for sale as prices have dropped so much that seller are taking of the market rather than lose any more money after they have dropped 30% but new house have nOT dropped their prices!

but part of the problem is the buyers are holding off until it stops afraid of losing money but some buyers have unrealistic expectations like a 3or 4 bed house for £100,000 or less in an area where even 1 bed flats sell for over that! (or would if the buyers would comit ot buying).
many houses including ours were sold then the sale collapsed as the first time buyers pulled out afraid the would lose £10,000 but have lost over £1,000 in mortgage and solicitors fees by pulling out and the prices have not dropped any more they have bottomed out in many areas as sellers are withdrawing property and soon there will be a shortage of property to buy because of this then prices will rise again! |
