I don't think it's the pool that's hindering you; it's more likely the theme parks. I wouldn't live near the Orlando area if you paid me. The traffic is crazy and the place is always filled with tourists. It has also just recently turned into a buyers market in Florida . House prices are high, and there are many on the market so buyers can be picky about the house they buy.

you need to understand the market. if the home is located in an area that has no private pools or in a community with a common area pool, then your house has superceded the neighborhood and is most likely not going to bring you the value you may think it will.
others have answered the question partially also in that the housing market has taken a chill pill. many of the hot markets haved cooled off over the past few months and in some areas foreclosures are the big issue now that rates have risen yet again and those ajustable rate mortgages have become too price.
also if everyone has a pool in the backyard and is on/near the beach then you have luxury clients, and those types of clients dont buy fast as they have made their money by being careful with it.
i would say that if you are looking to flip the house you need to understand the market. this home may bring you the money you need however it may take you a while to unload it. check with a local realtor and see what the average days on market "dom" are for your area with pools. my guess is it is over 180 days.

Such a house has problems: expensive to begin with, expensive insurance, and in the path of hurricanes [insurance, damage, rebuild] and beach erosion from global warming and hurricanes....

You have gotten a lot of good answers above - so I am not going to repeat the advice you got so far. You should however get 2 or 3 different real estate agents from different companies come see you and prepare a CMA [Comparable Market Analysis] for you.

I suspect you are asking on the high side - which means if the market is slow - you may be sitting on the home for a long time. If you must sell now [vs. getting a tenant and renting it out or remain in it yourself], consider adjusting the price.

If it sits empty [and you are not living in it] - every month costs you and puts you deeper in the hole. It sometimes is better to reduce the price and sell it quickly, because it has become a bargain, than to sit tight on price and have monthly mortgage payments eating your profit up.

If you already got it listed, call your agent to discuss the market, and consider [again] to adjust the price. It may help and motivate agents if there is an additional $1000 cash bonus to the selling agent only! This will get your house shown a heck of a lot more and presented to more buyers in the process...

Florida = hurricanes. The hurricane season this year was predicted to be as bad as last year.

Also, my dad is a realtor in Central Florida, and he says properties all over the state are now getting harder to sell. Something about the housing market declining or something. I guess the real estate bubble just burst.
