You question is kind of vague. Valuation is determined by square footage, lot size, improvements.

An extra half bath is enough to make a difference. Anything that is permanently attached, like a deck, increases the value. Patios, carports, anything that is permanently covered by concrete or bricks adds to the value.

If his home and lot size are identical to yours, then, maybe you need to call someone who does valuations on real estate. Before you go off doing that, remember, the higher the property value, the higher the property taxes.

Ask a local realtor. My guess is that they have done improvements on their home,OR the lot is larger.

it would certainly be upgrades done to the house If you have ever watched any of those home improvement shows on TLC or A&E, IT SHOWS you that some serious home upgrade will improve the property value.

It's very possible that the inside has many expensive upgrades.Italian tile,Marble floors etc...This will increase the value of your home. The downside to that is if they want to sell,they will only get the average of the value of the other homes around it.I'm in that situation now.So,I won't be selling.It is said that you can't sell at that kind of price because it devalues the other homes.Seems unfair to me.

They may have done major upgrades and/or remodeling inside which would increase the value. It may have more bedrooms or bathrooms than yours.

You don't know its worth until someone agrees to buy it. Its value is what someone is willing to pay. Maybe theirs has attributes that yours hasn't. Bigger land size?

What you can do is contact the listing agent and ask what special features this home has and why they think it's worth so much.

Also note that sometimes, owners will price their home above what the market will pay against their agents advice.

Check out zillow.com. Lot size, square footage of the house, view, construction type (brick versus wood), amenities, etc can all effect the price.

Could it be the swimming pool, jacuzzi, tennis courts. Not to mention their house is twice the size of yours.
