Houses are CHEAP to build -- if you don't believe me go to home depot and price the parts. It only takes a month to build most of them, so the costs are small compared to the ENORMOUS sales prices the mortgage companies are charging...
I'm told the average house costs about $50K to build, yet they sell for MANY times that amount...that's ridiculous... Additional Details The mortgage company sets the price -- they also have and they always will on a new house. They look at what you have and the shoes on your feet, then charge you however much they think they can get away with.
I understand the costs of building since I HAVE built structures before, and have considered how much it costs to employ someone for a month...$50K may be a little low, but when it costs only $50K for the lumber and the labor, I have to think the mortgage companies and the builders are working together to make a killing... |

Homeowners, with the help of their agents, set the sales price.
It's clear you have no idea what you're talking about. Calm down and think about how little sense you're making before you hurt yourself. |

First, a mortgage company doesn't own the house, they loan you money, they have nothing to do with how much you pay for a house. Second, you are paying for the labor, the inspections, the designing and the land the house is on, not simply the materials used. The cost is not nearly that small compared to the price it sells for. If it was, someone else would build and sell an equivilant house for less money, and be able to sell more of them, thus make more money because they have a better deal. You should study bacis economic principles and how supply and demand works if you really want to know why things (everything) cost more than the sum of their parts. Do you really expect all the laborers, the architect, the inspectors and skilled workers to not make any money on the house? Try building a house yourself simply by going to Home Depot and buying what you think you need, and see how much it actually costs, and how well it actually ends up. |

mortgage companied do not sell homes they finance them. A house may be cheap to build but then think of the land you also have to buy and all the electric water heat and all that stuff that has to be done by a professional also. When building a house it is cheaper then when it is finished what it is appraised at. |

A mortgage company does not sell houses, it loans you money to buy a house. The owner or builder sets the price.
Nothing sells at cost! There is markup in everything. You are not just paying for a house, you are paying for the land it sits on too. |

50k is not enough to build a house. The average markup on a home that a builder has built is 14-20%. If you figure in the cost of doing business this is a minimal margin of profit. Keep that in mind as you are home shopping. This is not to mention the builder pays construction interest to the bank during the entire build time. This usually makes the bank as much money as it does the builder. Good luck with your home search. |

Wow. That was impressive in a ridiculous sort of way. Instead of ranting on about the mortgage industry, which you obviously know little about, why don't you pick that hammer back up and ask one of those mortgage companies you hate so much for a loan to build your own homes that you can set your own prices for. If you can build for 50k and sell for many times that, you'll probably find some interest. |

There are other things in the mix. ins. taxes, labor, design, plus history has been always the cost of a house goes up three times approx. unless you buy true cash. The best thing is to buy a few houses and rent so others pay your mortgage and taxes, balance it a little. Step back and look at the forest. |
