I looked at the picture... and if I am not mistaken then the "cheap" one is a double wide mobile home.... that should explain the price tag.

Manufactured Homes aren't worth as much as regular homes.
You may be looking at just buying the home and the space it is on is rented from the park. (buying a mobile without land).

People often don't realize that most of the price tag for a house is for the land it is built on. A mobile home in a park is parked on top of a piece of land that is rented from the park.

That is a mobile home. I can tell by the landscaping and exterior features that it is located in a mobile home park. That means the $49,000 buys you the mobile home only. You do not get title to the land underneath the home. You will essentially be leasing the land from the mobile home park, and pay rent each month for the land, in addition to the mortgage on the mobile home itself.

Manufactured/mobile homes don't usually sell for much, or hold their value.

It looks out of place to me.Can you say Trailer ? I'd check the deed restrictions for that community. I too would get a copy of the disclosure statement.

It's a double wide....which cuts the price. Also, on the lot size...there is 0 ?? Maybe it has to be moved....I'd call the reality since it's been listed since 09/08/08.

This is a manufactured home in a subdivision on a small lot. The other homes are "stick built" or standard on site construction on what looks like fairly large acreages or at least a nice lot with a view. A manufactured home is cheaper construction, not much better than a mobile home. It only has a one car garage.
