Why should I hire a realtor?
I feel that all of the realtors I have used over the last 35 years/8 houses have only been concerned for themselves. The last 2 houses I bought from owner. Can anyone change my mind that realtors are not low life, con men????

No matter where you live the percentages are always the same. 10% of the Realtors do 90% of the sales. With that in mind, you need to find one of the 10% Realtors.
Most Realtors I have worked with should be flipping hamburgers, not selling homes.
As to why you should use a Realtor, consider the professional Realtor as you would an attorney. You would not want to represent yourself in a criminal or civil lawsuit, and legal fees are certainly higher than most commissions.
A professional Realtor earns his/her commission, believe me.
I am not surprised you feel the way you do. Those 90% Realtors are the reason us 10% Realtors have to work so hard to gain the trust of clients like yourself.
Do your homework. Don't be impressed with flash, look for results. If the Realtor you select can not show you he/she sells in excess for 24 home a year, move on.

No-one can convince you until you have a good experience. As a realtor, I certainly think we have value... and MY clients would agree. However, not everyone has a good experience. I wonder how you have chosen realtors in the past? It is very risky just to call an office and get whoever answers the phone. Get references and interview at least 3 prospective agents. Like every profession, some are better than others.

The real question is, -how valuable is your time? You should use a good Realtor only if you need to leverage your time. If you can afford spending the time to put in the searching and footwork then there is no need for a Realtor. Time is money, and a good Realtor should save you alot of both.

And the people who sold you their houses only had your best interests at heart??
I guess I've been lucky. I've been involved with six realtors (purchases and sales), and I've been very happy with the service I've received. I depend on the realtor to deal w/ the crap and run interference. Maybe your the kind of person who doesn't mind that stuff, and maybe even enjoys it. Me, I'm happy to have someone else deal with the bs. Granted, they really earn their money when there's a problem (slow market, buyor falls out). If you have relatively easy sales, I'm sure it doesn't feel like their services are worth what the seller pays. It also might depend on the state you live in. California is notoriously litigious, and the paperwork is astouding. It's nice to have someone make sure all the loops are closed.

Well maybe u did deal with a con realtor. however, I'm not one of them. I always treated my clients and homeowners as I would want to be treated. Usually you would use a realtor so you would have someone to go between to close a sale.

You've definately had some bad experiences but you cannot group all the realtors as "con men". Next time, have someone else pick your Realtor.
