I'm 27 and I just gotten married. We are looking into getting a house now. The only problem is that I am in the Army and stationed in Italy while my wife is located in Texas. Once I leave Italy I am unsure of my next location/assignment. I really want to own a home in TX but I don't want to be stuck with a house in TX and another house in Vermont.(just an example) If I rent now I will lose the money I have already invested, or own a house that is mine and be force to sell it sometime in the very near future. I am sure I should just rent but I am open to suggestions. |

Just rent for now. With the market being as bad as it is, you would really have a hard time selling your newly purchased home to anyone. Also, when you do, you would probably take a loss as it's definitely a buyer's market as of now. Wait to your settled in somewhere, then check out the neighborhoods, maybe even rent there for a few months till you get a feel for the area, then buy. You should do well as I said above, you would be a buyer and it's a buyer's market. Good luck and keep up the good job. Vietnam Vet here. Take care. |

Dude, save as much money as possible to buy the house when your living conditions are stable.
It is a lie that renting is wasting money. It is money spent on a choice. Look at all the people who did buy at the market peak and now are seriously upside done in a variable rate loan on a house worth half of what they paid on it.
If you want to buy a house for the wife to live in and wait for you then you need a trusted, educated person to help her shop and narrow the choices down, then you need to take a few weeks leave to confirm and wrap up the deal.
But buyers in the active military have far fewer protections than if you are a renter. As a renter you can move out without penalty with virtually no notice by waving your orders. A military home owner is stuck paying a mortgage on a house he can't live in. |

Well I live in Germany. This is almost the same problem. What I did, was get the Military to sponsor me and I rented. They will give you money to rent your house. Just make a quick trip to the Housing Office. They will give you information there, and even help you find a new house.
Sometimes, however, the Housing Office isn't the most reliable :) |

Because of the fees you pay when buying a house - inspections, appraisals, loan fees, etc - you usually lose money if you don't stay in your home for 5 years. You could rent, of course, and buy another house while you're renting ... but that can be pretty risky. |

Your best bet is to buy the house in Texas and if you would need to move away from it rent it out for a little more than what your mortgage is. That way you investment is bringing you money and you do not need to worry about paying for it. At least that way you're not throwing away thousands of dollars in rent but making money in the end since you own it, and can sell it for more than you paid once the markt starts to do better. More people are renting right now due to the economy so you probably wouldn't have a hrd time finding a tenant at all. |

if you have a house you want in a place you want to be when you retire from the Army, you could buy where you want to be, and rent it out while you have to be other places ( to cover the coast of that house) and rent while stationed some where else. my dad was in the Army as well, that's what he did. |

Financially, it almost always makes more sense to buy. Buying a house is an investment. When you pay for it over time, you build equity which can be used for loans, or to pay off any future homes you move in to.
Renting is usually a bad idea, because no matter how long you live in a house, you will be paying for it FOREVER.
Though I would say buy the house, these are financially turbulent times.
I would recommend seeking financial advice from a Professional. It could cost you some money to see a professional financial consultant, but it could also be the difference between investing in a home, and digging yourself into bankruptcy.
This is a very big decision, and you need more expertise than I can offer you.

Don't you get housing on base? Why don't you and your family live on base and wait until you get back from Italy and know what your situation will be. Just think, selling houses are really hard right now. My parents have a picture perfect home in the burbs and it took them 9 months to sell. They had to pay their mortgage while living in their new place. It was a huge waste of money, so I would think about it if I were you. |

Buying of course is a big deal. It's also cheaper than renting. When you rent, you're not getting anything in return for your money.
