Because a lot of people prefer to blame others when they do stupid crap. When they fall for deals that were obviously too good to be true, they can't believe they were the stupid ones for NOT thinking things through.
It's the same when someone gets arrested for drunk driving, and then blames the bar that sold them those 16 beers or 20 jello shots.
I read about one of those people the other day == she was a MANICURIST making less than 30,000 a year and she got a 250,000 dollar ARM mortgage for a townhome. When the rate reset caused her payment to swell to more than what she made in a month, she whined that the mortgage lender was being cruel and uncaring. I thought "you're a dumbass for not considering what A.R.M. means". |

They thought their paychecks would keep rising.

They believed it when they were told the rate would only adjust "a ittle," at most.
They got greedy, thinking they would be house-rich in ten years.
They believed real estate was a sure thing instead of the gamble all investments really are.
And finally, they are used to the government bailing out the banks, investment firms, and car companies so they want their share. |

My stance is a mismosh of all the previous answers. Are borrower's partly to blame, absolutely. One poster said that borrower's don't read paperwork. This is so 100% dead on. When you make a purchase such as a home, it is your responsiblity to know exactly what your getting into. Are we as a society that lazy and needy that we must have everything done for us now? the borrowers sign the paperwork, they are responsible for knowing what they are signing, if you don't do your research and fact finding, who's really to blame here. Now loan officers and brokers, they didn't help matters, it is their job to inform a borrower of the details and the pros and the CONS of mortgage products. There's a saying, what comes up, must come down. Were we all in fantasy land thinking property values would increase 10% for the rest of our lives, didn't we learn anything from the tech bubble burst.....apparently not. There were too many products for brokers to sell, and guess what, shame on the mortgage professionals for not taking the time to understand the borrower's need and dreams and finding a program that fits those dreams. See, my issue is arms have a niche, but they're not for everyone, it's great that you save a borrower $300 a month, but they never told the borrower the downside, and that's the problem I have. Now, to me, the lenders deserve more blame here, because at the end of the day, they are the entity that underwrote and APPROVED these mortgages. No doc loans! Are you serious, your going to give 300k to someone and not verify income??? The borrower's and broker's were only satisfying the lenders conditions! That's all. Like the one poster said, the bank saw an opportunity to make money, they made a boatload, and they are now paying for it. I'm not even going into the investors. I hear borrower's stating that they don't like giving out information, my response to this is do you want your home or would you like to foreclose like so many others. I'm estatic that the underwriting has tightened, it should have years ago, lenders shouldn't be making exceptions on 200k helocs with 95% ltv, it's a recipe for disaster. All I can hope is that everyone learns a great lesson from this and becomes better educated. especially borrower's, it's your money, you should know where it's going, how it's being used and used to your benefit |

I agree with you.
The media and politicians tell these people what they want to hear: that they were taken advantage of and deserve to maintain their piece of the "American Dream".
This, despite the fact that many people put little or nothing down, bought at or near the top based on momentum and having done no research, didn't read their documentation, lied on their applications, etc...
But it takes a big person to admit mistakes and take full responsibility. Many people will not do that, and will instead point fingers, whine, and look for anybody to sue. |

The lenders ran a game (what a shock) and it backfired. They should all go to jail for fraud. These mortgages are hidden so deep inside other instruments, that nobody knows what they're buying or where it is. Usually the instruments they're hidden in, require no insurance to protect investors, so those that lose have no recourse. Except, of course for the bank, who get bailed out, as in any good socialist system. If this country operated as a capitalist system, these thieves would have been found out and jailed years ago. |
