Why wont my home sell?
My home is in a very active subdivision the longest listing being 2 weeks(excpet mine now on the market 1 month! Average home is selling in 5-6 days! We are at a good market price most home have sold bewteen 136,000 and 142,000 mine is at 139,500. Im staring to get worried as the homes that I want have all sold and we have lost them on our contingency plan. Here the real kicker we have massive showings. we have had close to 40 showings. Im trying to figure out what's going on here. My realtor is great so that's not a problem and like I said I could understand if there was no activity, but there is tons.

There are many things that could stop people from putting in a contract, here are the rules of selling. Never have personal items like photos of family out, never have closets or cabinets too full, take out at least half and put it in storage, make it look like there is soooo much storage and space. take out many pieces of extra furniture and put it in storage. make sure the house is totally clean, free of children, pets and people. Always turn on all lights for every showing and put two drops of vanilla on a small peice of tin foil in a hot oven, then turn it off. Make any painted room neutral in color, remove as many items of strong color as possible, like paintings, bed spreads and things like that. The more your belongings sort of fade to the background, they will see the house, not your stuff.
Get a current real estate appraisal showing the value of the home and call a mortgage company to print some easy finance plans up with business cards along side the sign in sheet. Always leave during showings, turn off stereos, tvs and computers.. put every thing away, make it seem like the house cleans it self... hahahaha but they will go for it.

Put a bowl of fresh red apples in a bowl on a cabinet or table, Fresh flowers near the entry is a great welcome, and if it still wont sell, consider removing all of your stuff and having it professionally staged, that will sell, and just because you have lots of showings, your realtor must call each person and get a reason why they didnt buy it and give you that feed back, sometimes it is a small a thing as they smelled a cat box, or didnt like a red room in a dining area... so it pays to know...

For the same reason that the home across the street from us isn't selling: priced too high for what it is (no add ons, no improvements) and too many other better options for the same price. It is, simply, market economics, the same as why you buy one brand and not another in the store.

If it has that many shows, whats that telling you? There is something wrong with your house! Fix whatever is wrong with it. It could be your yard, your interior or something else? Is your house clean and free of cludder? I don't buy that its priced to high for the market due to the fact that others are selling there homes fast. If your home was as nice as there's people would have submitted offers, but there not, so whats that telling you???

Which would MOST prefer..... Ice cream or Ice cream sundae? If the house measures up to the competition then you need to do something that makes your home stand out or be more desireable. (Maybe the other homes in your area are throwing in something extra to spice up the deal.) Think about perking up the place with an added bonus. Landscaping the lawn or adding new appliances are great perks. For a smaller budget, consider painting or new draperies. Best wishes!

Most homes in the US take 3 to 6 months to sell, so relax. Ask the realtor what the 40 people said after they saw the house. You can always lower the price to 135,000 and sell it.

If the house is priced right and it's in an area that's selling, what is it's appearance like? Most people collect a lot of STUFF !!!! any item that is not needed should be packed and put in storage. Family pictures are lovely but should be removed, the buyer's need to visualize their pictures in your home.I was in one home ,very nice, the where from Hawaii, every wall was a different color(?). Is your homes painted a neutral color??? last are you a smoker???

Houses selling in 5-6 days? That seems odd. Regardless of the market if you house is not selling, then you need to make some changes. Remember, buyers are NOT logical. The average buyer does not measure room size or the condition of the roof, but looks at decorations, furniture, etc.
The first thing is get rid of ALL extra furniture. Clean out basement, garage and attic. Remove overly personal items, such as collectibles, junk on the fridge, etc. Clean up landscaping. Remove pets, especially cats and those wonderful litter boxes, ask a friend or relative to keep them for a month or so. Good luck.

after 21 days and no offers you do an automatic 5% price reduction. Now if there were no showings you would need a 10%price reduction. #1 reason homes don't sell, PRICE!

Make sure your agent(as great as she/he is) is being reasonable on speaking to possible offers. Getting into Escrow means two winners. One is the buyer and the second is the seller. They have to meet in a common ground. That's it. Good luck!

I agree with a poster. Does your house smell? IF you cant smell it, it still could, pets are terrible. Do you have wild colors painted, paint it back to builder white unless you ahve nice paint jobs. Also, get rid of the clutter. Take the pictures off the walls, takethe figurines and pack them. Pack up. Try to make it look more empty. truly, these little chochskis make it "yours", but to the new buyer, they may think it looks not their style......
clean off the fridge, get rid of the magnets and the kids pics....
really all that is very distracting to a buyer.

Your realtor is not THAT great if they have yet to tell you why yours is still on the market and the others sold right away. If they are doing your open houses...they have heard the comments. They should have feedback from every other Realtor that has come through. A simple " tell me why your clients chose another house over this one" would reveal alot.

Your sale could be hindered by:

Smells (pets-smokers-incense burners)
Clutter
Cleanliness (did you redo all caulking, bleach grout, windows and screens etc, clean & oil cabinets, repair any issues?
Personal effects and colors- Is your decor market nuetral. No Family photos.
Carpets clean, spot free etc.
Is it dark?
Dated decor?

People are shallow ...you need to appeal to their vanities. Their home has to say something about them and if they walk through your home and it does not say "Yeah, you would look damn good in this place" then your not making an impression.

If your in a very active subdivision there is an issue with what your home is saying to potential buyers is my guess. The price ranges you stated doesnt say your pricing is off.

Do a search on staging. Less is more!

You have priced it too high. Bring it down to 137, 500.

Also keep the inside and the outside of your home in the best possible shape. For example:

1. Make sure that the bushes are trimmed and the lawn is mowed.

2. Make sure that there are no garbage cans or spare tires lying around in the front of the house.

3. Have a garage sale and get rid of all the junk inside the house

4. If you have pets, steam clean the carpet, and keep all pet supplies out of site. Make sure you have no pet odor in your house.

There are rules! If your home doesn't sale in 6 months to a year the price is to high. If your house sales in 2 weeks (depending on your pre-arrangements) its likely you're selling to low. The average selling time is 1 to 3 months.
