Because he wants to receive some funds before you move in. Because if you move in and hand him a bad check, he still has to pay to have you evicted.

There are alot of people out there that takes advantage of this, because it takes about 1 month to get someone evicted, then another 2 months to get cops out there to force them to move out.

He has obviously dealt with renters who bounce checks. The reason is just in case you are just scamming him, he will at least definitely get the first month's rent and the security deposit to cover any damage you do. Most people are honest, but that few who aren't ruin it for the rest of us. It's only a precaution. Once you've lived there a month and haven't skipped out, he will expect your rent about the 1st of the month. If you're late with your first payment or your first payment bounces, he still has the security deposit to cover his mortgage or cost of having the house empty for a month while he tries to rent it again. It's only to protect his interests and it's perfectly legal. Some places make you use money orders all the time.

He/she wants to be certain that they get their money. Always use a money order and get a receipt from the landlord stating what it pays for and the terms under which you can receive your security deposit back when you vacate.

You can make payment by cash ,moneyorder or cheque.The way your landlord ask.But never forget to take proper rent receipt and security deposit receipt duly signed or stamp by the landlord on a legally accepted paper or revenue stamp.

Because they need to make sure you actually have the cash on hand (so you can't write a bad check.)

NEVER pay with cash. Pay with a money order, keep the stub and ask the landlord for a paper receipt as well.

there are people out there that are "professional Renters", they know if they get in they can stay along time before they are evicted

So you don't write a bad check. I had a new renter pay deposit, first and last, I gave them the keys and they moved in and the check was bad. It took me 3 months of no rent and lawyers fees to get them out and then they trashed the place.

They want to make sure it's safe to let you move in & not get stuck with a bad check. Give a money order, NEVER cash!
