you are the buyer -- i would go along with the inspector -- the quality of the material could have been sub standard or it could have been cause by poor workmanship. it would be different if you were the seller -- than you might be able to show the quality of the material -= but as i said i would fall back on that old and true saying "buyer be aware" |

If only 6 years old, it shouldn't need replacing unless they were installed incorrectly or damaged by wind and/or hail. Even builders grade shingles if installed correctly and no storm damage should last at least 15 years.
Ask the inspector for more details as to why he/she is recommending the shingles be replaced. |

if you are buying the house and the inspector says it needs a new roof then the sellers should pay for it. & most lenders will not lend on a house that needs a new roof since you cannot get insurance. |

If he's friends with a roofing contractor.
Your inspector needs to be VERY specific on exactly what is wrong with the roof. It is unacceptable to say, "It needs to be replaced"...he has to state why he has reached that conclusion.
A roofing job should last 15 to 20 years. So 6 years in unacceptable.
I can think of ONE reason why a 6 year old roof would need to be replaced...if the house was re-roofed without removing the old shingles (yes, it can be done, and yes, it most areas, code will appove 1 layer), and the job was very shoddy.
Other than that, your inspector needs to go back to school. Get a roofing contractor out there...pay him $75 to inspect it, and tell him you'll refer a couple of jobs to him...they will usually tell you the truth. |
