House condition. Some sellers require a cash sale because the house cannot be financed due to condition. These are not cosmetic defects, usually it is significant problems.
Sellers don't care about foreclosure and closing costs, those are buyer issues. |

Most sellers that require cash only are sellers that own properties that are not able to be financed through a bank. a lot of your investment properties that need repairs are cash only buys.
Some sellers require cash when they want to get rid of a property quickly.
IF you have a seller that is asking for cash only and you have the cash and the price is right GO FOR IT. |

The usual reason that someone wants an all cash sale is because they need to sell fast. The reasons for a fast sale are many. In today's world of high foreclosures there could be one pending. The person selling and requiring cash may be close to foreclosure and wants to sell to make sure their credit isn't ruined any more than it currently is.
They also could be trying to sell a property that a normal bank would not mortgage. bank's require a property to be habitable. If the house is in some state of disrepair, construction or just in really bad shape then the a normal bank will not lend money for purchase.
When dealing with a cash only purchase, make sure you get a good home inspection done. You'll have all your own money tied up in this property. Good luck! |
