Charlie Brown | Why would the seller not even respond to an offer? |
House is listed at $226k
Admittedly, about average price for the size house in neighborhood if it was in perfect condition (but it's not - fence needs fixed, hold in garage ceiling, new carpet needed, etc)
On market since September (and price has been reduced about every month)
Currently vacant (seller moved to retirement community on other side of U.S.)
We offered $210k + $5k in closing costs...we figured that's reasonable (or at worst, a little low), and would start off negotiations
We got no response (not a denial or anything) - why would a seller not even respond? Wouldn't it at least be worth it to them to say no and why....even if they said no, we would likely make at least one more offer (knowing what they didn't like), but instead with no response, we'll just have to walk away - we like the house, but the seller or seller's agent are stupid and going to lose us as a buyer... why?????
What reason would a seller ever not even respond to a reasonable offer??? Additional Details We had a time limit of 48 hours on the offer (which expired yesterday)
The seller's agent did receive it (our agent called immediately after faxing the offer to confirm it was coming through)
We've asked our agent to follow up with their agent (even though our agent was reluctant to do so...) |

I am going to guess it is a short sale and you are waiting on a bank. Give it 3 months.
The seller may be receiving a reverse mortgage and really doesn't want to sell, it could be in probate or dispute.....it is hard to guess but it is YOUR AGENTS job to find out. We can only guess. |

Could be your seller has not being informed or cannot deal with your offer currently as your offer seems very reasonable?
The only other reason for sellers to not rsvp is that they were insulted by the offer which doesn't seem to be the case here.
Ask the agent to press on with your offer, make enquiries and close the decision as you'll not wait around forever. Is there is no way of contacting the seller personally or through their family? |

They could be sitting back to see if you make another offer. Instead of them countering (making them look eager to sell), they want to see if you make a second offer (making you look eager to buy). It's one way that they can test your desire to own the house. |

have your agent contact the sellers agent to see if the seller has gotten the offer yet - usually you put in the offer, that the seller has to respond within 3-5 days. you can't negotiate closing costs that much because there are certain costs the Buyer MUST pay |

You put a time limit on the offer, I hope.
Some sellers don't respond if their answer is no and some don't counteroffer. If the deadline comes and goes, you have your answer. They do not owe you a reason. |

There is no indication here that this is a short sale, so I don't see where the other poster drew that assumption. If the owner is still in the house and it is subject to short sale, the seller still has to sign the offer.
I had a seller that did this with offers he did not like, he simply would not respond. He wouldn't even take my calls when he got an offer he didn't like and I was his Realtor!
People are people, and there isn't alot you can do about it. |

I would have told my agent to call the seller's agent and keep on top of it. It could very well be that the seller's did not even see the offer for one reason or another. Maybe they were away..who knows. |

There are a lot of reasons, as already mentioned, that they didn't respond.
My experience has been that when they don't respond or counter-offer, they're offended by the offer. Yours isn't so dreadful, especially under the circumstances. I guess your agent did a CMA to determine a probably sales price??? Some people get really crazy about an offer, and if it's at all below what they think it should be, the say, "I'm not going to GIVE the home away." I wish I had a nickel for every time I heard that.
If you want, write a new contract for a higher amount. Or start looking for another house. If they don't get any other contracts, they may contact you with an offer later. I know it's hard, but try to keep this on a business level, and not get emotional. You want to pay the least possible for the house, and they want to get the most possible. |

Could be many reasons. It's possible that they have a bottom line number that they will start considering offers at and you were below it.
You may answer your own question in your writing. You admit that the offer may be a bit low but then you say it's a reasonable offer. Maybe they thought it was too low and figured why bother.
Maybe they received another offer for $210k and $6k in closing costs.
Maybe they received another offer that was the same as yours but the other offer seemed like a better deal.
Maybe the real estate agent (theirs) didn't get the offer in time.

I personally think your offer is very reasonable.
However, you need to have your Realtor to ask to see if the offer has been DELIVERED to the sellers...that is quite a different thing than the listing agent just getting it.
I would have your Realtor push for a response.
