You will have to read your lease, but they will probably want the full payment of the next 4 months rent. Thats how my husband and I's last rental went, we wanted to leave early and they told us we would have to pay for the rest of our lease or sublet the apt. You might want to look at your lease CLOSELY and they talk to the renter, he might be able to work something out with you that will work for the both of you. |

READ YOUR LEASE!
if there is no mention of penalties(fat chance) then talk to your landlord, if there is, then talk to your landlord. if there is not then it will fall to state law(which varies)
the exact wording of the lease can change this too, if it is definitive that you MUST pay the rent , regardless of occupation, then that is the agreement, and you have to pay(he will take you to court if you don't). Remember, MOST terms you put in a lease super-seed the written law in contract cases(both see, and, in writing, agree to sertan terms) the only case other wise is when a term is forbidden by law(some states forbid penalties for late payment, even in the contract)
You should beef up on what terms are allowed and not allowed in a rental agreement in your state. you might find a loophole that can get you out of it(if your lucky) |

You will still be bound by the terms of the lease, regardless of being laid off. You may want to try to talk to the landlord if he/she is approachable, however if they stand by the agreement, then you will be liable for the remaining rent. Check your lease, and go talk to the landlord. |

If you have a month-to-month lease, then no, you'll just have to give a 30 day notice. If you have a lease that has a specific date to either move out or renew it, then yes, you'd be penalized...most of the time, owing the rent for the rest of the time, despite you've moved.
Here's a few suggestions:
Maybe you could get a room-mate and split the rent?
or, set up with someone else (either someone you know or advertise) for someone to take over the lease for the rest of the time. The point being, that if you take these measures before crashing the news onto your landlord, if you have someone else to either help partially pay the rent, or to totally take over the lease, and just explain the situation to your landlord, then he/she may be willing to be more lenient and not take any actions against violation of the lease.
the good thing about having someone else take up the 4 months left over for the lease, is it may be easier, because that person likely would be up to moving in without having to pay a security deposit (because you've already paid that), and you could still very likely get yours back, considering you were responsible enough to get someone in on your lease. The reason leases aren't to be broken before the time is up, is because the landlord will lose out on all that time that you're not there to pay for each month. They will rightfully keep your security deposit, and then sue you for the rest of the rent due for the rest of the time.
Go ahead and try to get someone to either take it up completely and you move out, or get a room-mate (which will require you to actually make a change to the lease...just talk to the landlord and tell them you need the room mate and to add that person to the lease). If you take these measures, and the landlord is a reasonable person, you will not have anything to worry about. |

If you signed a lease and have to move 4 months early, you may have to pay the balance of the lease unless your landlord/lady will release you from the contract. Check your lease contract. You may be able to get out of the lease if you find someone to rent in your place. This would normally be someone your landlord/lady approves of. Good luck and God Bless! |

Normally (in every apartment I've ever lived in) you will just lose your security deposit, however the landlord could legally have the option to hold you to your lease (requiring you to pay monthly rent) until they find another renter for the apartment.
If you talk directly with your landlord, and explain what's going on, I'm sure that they will work with you to make this as painless for both of you as possible and you should be OK.
