We are looking to rent a house for our first time, and while looking at ads I noticed some of them have rent and utilities combined and others say $---- rent, + utilities. Is it something unusually to ask a landlord if he is willing to combine utilities and rent even if he already has it marked as separate? Or is combining rent and utilities something landlords really don't like doing? |

I wouldn't do it only cause the tenants would tend to use too much utilities and the landlord would loose out. You can always ask and they can always say no. Maybe they would say yes. |

Very unusual. When they are included, it's usually a two-flat or something where the utilities have not been separated. Normally you rent a house and you are responsible for water, gas, electric, etc. But you can try to negotiate with LL about anything. As a LL I am UNWILLING to pay the utilities as the tenants then have NO incentive to conserve and be reasonable in energy usage. |

It's really up to the landlord. You can ask, but I doubt they're willing. Usually it's easier for them to separate the utilities. Or separate certain parts. Even if you do ask them to include utilities to your rent, they may up your rent price. Go ahead and ask. Good luck. |

No combining. the landlord has no idea what your utility usage will be.
And if it is included there is no incentive for the renter to be conscious of turning off lights, lowering heat at night and not wasting water. |

I would say only pay the landlord the rent and do the utilities yourself. I have heard where a landlord does not pay someones utilities and they end up getting cut off without the tenant knowing they were behind. |

A lot of it depends on who's name the utilities are under. A lot of them say all together when they leave the utilities under their name. They most often have the bills averaged out throughout a year's history, so they get the same charge every month and can bill you the same every month. If you move to a place where you have to connect the utilities under your name, they will want to do them seperate, because rent is the only thing they care if you pay. A lot of landlords won't care if you don't have electricity if it's under your name. |
