The answer for this question depends on where you live and what the market conditions are like there. But, I have found that most of the time a home that is for sale by owner (FSBO) is usually overpriced and it will take longer to sell. Realtors know the market conditions and can advise you on a fair list price, if you let them tell you what your home is worth and don't try to interject what you feel its worth. Most homeowners feel like their house is worth more than it is and is nicer than everyone elses in the neighborhood. An agent has no emotional attachment to the house there can give a better opinion of value. Realtors are able to market your house in magazines and on websites you don't have access to and by networking with fellow agents. A realtor will negotiate for you, its hard to negotiate well when you have an emotional attachment in the deal. Finally, Realtors are NOT like used car salemen, there are some that really do care, and are not in it just for the money. If an agent is in the business just to make money they will not be successful. Everyone else in the world get paid to do a job, why do Realtors get such a bad rap for making money? We get paid only when we sell a house, sometimes an agent can go a month or more with no closings. One last thing, do people think our signs, lockboxes and advertising is free?? Well its not! We work very hard for our clients and do more than just open doors to show houses! Do your homework and find an good agent to work for you. |

Very few people have the time and know-how that Logicinrea here has. A bad buyer can cost you big-time in lost time and legal fees. Unless you know how to qualify each and every person who calls and wants to run through your house, and unless you are a marketing pro or do negotiations for a living, you could end up doing more harm than good.
I, too, am a biased realtor. I have spent a fair amount of time helping for sale by owner people out of the messes they got themselves into. People have no idea how hard we work and the rotten apples have given us all a bad rap.
The market is soft. You need all the help you can get. I am seeing commissions, (when will they ever start calling it salary!), go up because sellers can't sell right now and people are willing to pay more to get the best representation they can get. Go with a real pro - leave the Help U Sell's off your radar. You get what you pay for. |

realtor's will typically take 6% of the sales price - this comes directly out of any profit that you could realize. realtors typically provide you with two services: (1) estimating a good sale price given your area and the market and (2) listing your property
you can get a sale price estimate at www.zillow.com. you can also list your house for sale for free at www.fwaac.com. with these tools, you can net more money if you do it yourself. |

You are going to lose 5-7% of your sale with using a realtor but on the upside they are able to advertize show your house and basically work for you while your at work.
If you have the time and know how I would sell it alone but if you would like to sell quicker then go ahead and spend the 5-7% of the sale price. |

While using an agent to sell your home will cost you a small percentage of the sale price, I say it is well worth the fee.
They are doing all of the advertising, taking the phone enquiries, showing people through (they also have a legal liability with open house inspections - for damage and missing goods), they do the negotiating for you, they can assist with legal issues.
I am a little bias (I am an agent) however, they are well worth the fee you pay them, it saves you one heck of a headache!!

in this current market, you're f---ed. Its soft. I've sold every house I ever owned by owner and pocketed the commissions. If you're not confident handling the transaction, get RE attorney to handle it for a much smaller fee. Realtors are worse than used car salesmen. You can even sell your house on eBay now. |

Realtors can cost you a pretty penny but if you know nothing about the lagal issues involved in selling property, I suggest you use a realtor. They can cover all aspects well & you can hold them responsible if any legal issues arise in the future. |
