Property prices are determined by supply and demand - if demand exceeds supply then prices go up. If supply exceeds demand then prices fall. This is a simple fact.
If we say that supply is fixed (it is going up slightly as new houses are built, but not enough to meet the current demand)
So what affects demand:
If interest rates go up then demand will come down (because some people won't be able to afford a place). People are saying that interest rates are going to rise over the coming year.
More people = more demand and there are lots of migrant workers predicted to be coming to the UK (although they may not be able to afford to buy a place)
People stop buying houses when they can no longer afford them. They are beginning to become unaffordable now, so prices might slip slightly in the coming year (possibly around 5%). Banks are now "helping" people to buy houses by now offering mortgages of 5x their salary. They are also doing 30 or 40 year mortgages. This will continue to keep demand for housing at a reasonable level. I wouldn't expect to see a price crash (my definition of a crash would be falls of 20%). People in the UK are obsessed with house prices, but a house is to live in and it is only an investment when you trade down when you retire and release some of the assets. |

I doubt it, unless we see the Labour controlled bank of England increase interest rates a great deal. With lenders increasing there earnings multipe they are increasing real demand without increasing supply, hence I don't think a crash is around the coner |

The circumstances do not exist for any kind of 'crash', our economy is now much more stable and not susceptible to big variations...one thing the Labour government got right I suppose.
Even the problems of the mid 80s caused by the Tory government sorted themselves out with in a couple of years.
The best advice for people buying a house now, is not to overstretch yourself with your mortgage...that way, if you can always pay your mortgage, any small variations in property values WILL NOT affect you, because you can hang on to your property until things improve. |
