This is my situation my husband and I have two small children for which for the past two years I made very little; and my husband is self-employed. We made a combined 39,000 2006 and 36,000 2007. We have the 20% down for the above loan and excellent scores well above 700. Thank you Additional Details Forgot to add that we own a house out right with no mortgage worth $150,000; and this year we would make 42,000. We can afford the payment for one we will rent our house and for two I can finally go back to work as my children are a little older. I can easily make 60,000 year but that doesn't make a difference as what i made in the past and will make doesn't count. |

on a 240K loan your monthly payment would be 1775/month
That would mean 60% of your monthly goes to pay the mortgage
You still have to cover :
Insurance $600
Taxes $4000
Add another $350-$400 monthly. that would be tight. |

You make less than 40k a year. You would be lucky to qualify for a house that is nearing the 200k mark! Now, back in 2004 they would have loaned you the money no problem!!! These days, they are going to check every which way but Sunday your finances. And, being self employed is even tougher, because, on your taxes you do all you can to show deductions...well that hurts you when you go for a mortgage! LOL
I would say wait til you have a huge increase in your income before biting off 300k. (Well, the bank wouldn't allow it anyways these days, but, I would say, no, you won't qualify for that)
There are a ton of online mortgage calculators that will figure out roughly how much house you can afford. Try one of those. |

Sell the home you are in now and then buy the one for $300K. That is the only way you are going to be approved. If you have 20% down now then add that to the money you get from your home when you sell it and you won't be financing that much on the new home. |

If you have excellent scores than you can obviously get the loan or qulify for mortgage loan. But i think you have to research more about mortgage loan there are many online resources which provides mortgage loans........you can search it in online search engine like google or yahoo where you can get the best resources for mortgage loan |
