The Home appraised for $560000 and I realy want to buy it. My base salery is $60,000 and I will have roomates cover all but 1000 a month(based on a $3200 a month pmt). and i think my FICO score is around 680 and i am a first time home owner(hopefully).
The second part of the question Is there any loan out there that would lower the payment of this house to $2000 Dollars a month. and not go up very much EVER. and if you write these loans let me know your email adress and what you could do. Thank You |

No you won't qualify even if your roommates pay part of it unless they are on the note.
How much down payment are you going to have? You will need some.
As for a lower payment loan you probably will not qualify for a 1% start rate option ARM and why would you want to anyway. It sounds like you can't afford a home and are looking for ways to force yourself into one. That's the problem now with all the foreclosures. Everyone is blaming the brokers and loan officers but it's consumers like you that want everything and can't truly afford it. Sorry of it sounds mean but it is true.
How do you figure $2000/mo on a $525000 house? (that won't go up much EVER) You live in a fantasy world! If you buy a house I suggest you don't bother moving furniture in, you won't have it long. Any loan officer that would even think of trying to work this loan is a fool!

On 60K you are getting WAY in over your head. What happens if you lose a roomate one month?
You should be looking ain the $80 to $150K range on your salary. |

I've been a loan officer for 5 years now.
Think about this. At 60k a year it looks like you make about 4k to 5k a month, if you want a monthly payment like the one you're requesting, it sounds you have a lot of debt. You should try getting rid of all your debt so you can have more spare money. Because realistically your monthly payment would be about $3,600.00 and if you add taxes and insurance the payment would be about $4,242.
Just look at those people who bought their homes 5 to 10 years ago. Their payment was high on the beginning, but right now their payment is low. Lets say they bought their home for $250k which the payment for that is about $1,700.00 a month. In all this time they have built equity. Their property probably is appraised for $550k. right now. Think about the future. Get rid of your debts, also by lowering debt balances your FICO score would be above 700s. |

On a base salary of 60,000 assuming you do not have any other debt you need to be looking in the 200,000 range. You can not depend on roomates as a stable source of income. They can move out and they are not liable on the loan. As far as the second part of your question, 2,000 will not even cover the interest on the loan. |
