You do not make enough to qualify for anything over 80k or so.
You can not count rent as income, they will only count what you actually earn, not what you think you might earn in the future. |

Yes you are aiming too high for your current salary/income. I make almost 3x's your salary and purchased for 150K. Not sure where you live but in texas thats a decent sized home (2100 sq feet) and I would think more than enough for a 19 yo.
I would suggest you save more money and look at something moreso in your price range...115K-150K |

Whether or not yu are going to rent out a room makes no difference in you getting a mortgage. Lets face the fact at only 36K you are not going to get 100K much less 150-200K you just do not have the income to support it. Figure on at least 5% down (going FHA) and have around 6% for closing and incidentals such as insurance, inspections, appraisals etc. |

I think that you would as long as you have good credit and are not in debt but it differs in areas so i would get it pre approved first just to make sure and then go out shopping for homes |

you'll need to go and see what you get approved for a $200,000 home will be around 1600 a month. so you gotta figure if you can afford that you will needabout 5 grand. depending on credit n all that. |

With a 20% down $ 40,000. you will finance around160000. with a payment of over $1000.00 a month. Not looking extremely good yet. Aim a Little lower. |

Just visit a realtor and see if you can get pre-approved. It's actually pretty simple to find out. Also, check your credit score, usually if you're 680 and above you'd be guaranteed, anything 615 and lower it'd be pretty tough. |

You usually want to put at least 20% down.
Due to the bad economy, many banks are being extra careful lending to people right now.
It sounds like you may not be approved for your 200,000, but you could try lendingtree.com to see what different banks would offer you right now.

I just bought my house, no money down and my credit sucks! I make about 52,000 a year, my house was 140.000 and my mortgage is 1030.00 a month. at a 5.7% apr are you sure you want to but one so expensive? I doubt you get a pre approval for 200k, but you could get a mortgage loan i'm sure. |
