Would having a deposit help??
im desperate to get a mortgage on my own and have just come in to 5grand i have 2 grand in savings all ready. my yearly wage only allows me to borrow about 60 grand but would me having a large deposit help me get a slightly bigger mortgage??????????

Lewiy
Yes, having a larger deposit will help as you will be borrowing a smaller percentage of the cost of the property. Usually lenders will let you borrow a little more and also your interest rate will be lower.

the more deposit you have the more you can put down towards your own home, and that means less to borrow from a mortgage lender....... makes sense....

try askme.com

yes a cash deposit does help as it guarantees that you are going to buy the property plus it helps when it comes to obtaining mortgagae

Depends on the house and the cost of purchasing it....

To me cash flow is king, never spend your own money when someone elses is available. There are a number of 100% mortgages available so as long as you aren't buying something run down you should be able to choose one of these thus keeping your cash for safety!

If you only spend £60 ish k then there will be no stamp duty and the conveyancing will be about £300 quid. thus leaving you with a nice little stash to be prepared for the important things in life - like being unemployed for a while etc. etc.

I have a q for you... where is there a house for sale for £60k?

yes it will or having a co-buyer that you could factor in their income would help you greatly. your credit is a factor too. Also if you don't like what a mortgage company has preapproved you for try another, it is a small hit on your credit but it can really help you. try paying down you debt too.

Depends on the loaner. Go talk to a reputable bank or building society, even an IFA would help

Having a bigger deposit would certainly help. HOwever, some companies do offer 100% mortgages - not always the cheapest though.

the best thing to do is book an appointment with a mortgage adviser.
they come to your house for free and tell you what is the best option for you.
go on the estate angels site for links.

It would allow you to buy a more expensive property because you could put a larger deposit down, it will not allow you to have a larger mortgage. Don't forget all the expenses you will have for buying the property too, solicitors etc
