Would it be really silly to offer $210,000 for a house that is trying to sell for $310,000?
This house has been on the market now for over 7 months. The price has been reduced. The seller doesn't want the house to get repo'd.

If that's what the seller is willing to part with it for, it's not at all silly. You won't know until you try.

That'd be a very low offer and would probably insult the seller.

Have your real estate agent figure out what the house is worth by reviewing the comps. If they can justify $210,000 after working the numbers, go for it. Otherwise you should offer what the house is worth.

You can offer what every you want.

However, before you offer ANY THING. Know what the property is worth. Have your agent give you recent sold sales in the area.

Silly, no, but unrealistic.

Houses aren't repo'd, mobile homes are.
If they're facing foreclosure, and your offer doesn't cover their mortgage, they might as well let the bank take it. Why give you a fabulous deal on their home, when it leaves them liable to the bank for the balance?

Profiting from some one else's misery. . . . . . . . . .

that may be a bit aggressive of a price cut. If you think fair value is closer to your reduced number, then you should put the offer out there and explain how you came to your offer. Hopefully you at least get a counter offer, and then you can start negotiating. tba

I have a motto...you will never know unless you ask...

Remember that this would likely require the seller to request a short sale from the bank. I have an offer on my house and the bank is taking more than 3 months to decide whether to allow the short sale. It will all depend on how much the house is worth and how the offer compares to that. So before you decide I might recomend you get an appraisal or see if the seller has one. If the house is worth $310k and you only offer $210k the likelyhood is the bank will deny the short sale...but if the house turns out to only be worth $250k and you offer $210k then you might be able to pull it off.

get an appraisal and you will know if its silly or not. Just because they are selling it for that much, doesnt mean its worth it.

In 1988 the house was listed at 350,000, sat on the market for two years. We offered and bought the house for 240,000.


Simply Complicated…
1st off if I was the one selling that home I would laugh at that offer. 2ed you have to remember that they need to make and the every least what they own on the house! 3ed they have realtor fees that will have to be paid. I sold a house about 1 yr ago when I 1st listed it $459,500 after 3 month we dropped it too $445,000 we got an offer for $405,000 (that’s only $40,000 lower) we said NO. 2 more months past we went down too $439,000 and sold it 2 day later for $442,000
