What is the intended use of that 4th room? Your house is what it is, and when buyers are walking through it they will draw the most logical conclusions from what they SEE, not what the listing info says.
I've taken clients through many homes trying to find that damn 3rd or 4th bedroom only to figure out eventually that they're trying to pass off a family/bonus room as a bedroom. I've even seen people try to pass off a formal dining room as a bedroom when you have to walk through it to reach the kitchen! If you try to mislead buyers they'll be disappointed because they were expecting something else (90% have seen the listing discription online before they set foot in your house) so just be truthful.
To be a bedroom it should preferably have carpet or wood/laminate flooring, have a closet, have a door, and you should not have to pass through it to get to another room (other than a bathroom). Otherwise it's a family room or "bonus" room. |

When we first moved to CA, a lot of houses we looked at were listed as 4 or 5 br/3 bth. The detailed listing went on to explain that one room could be used as a bedroom/den/family room/home office depending on what your needs were. The more flexible a floor plan sounds, the more value you have. |

the 3 bdrm and a fam room sounds more appealing to me.. i like a place where u can sit and talk and entertain if needed and not have everyone around the kitchen table trying to figure out what someone said or something. 4 bdrms wud be nice but it depends on what u like/want. i prefer the 3 w/ fam room..it prolly be easier to sell a house with a family room than one without one when u wanted to move..... :D |

Probably 3BR +FR, but that would depend a bit on the area and other aspects of the home.
The best thing to do is to talk with a local realtor who is familiar with your area. |

The answer to this question is region-specific and to answer it properly, you need to know the answer to this question: Which sells for more in your area? 3 bedrooms with a family room or 4 bedrooms? And before you answer that, be sure that the 4th room qualifies as a bedroom, not just that it has been used as one. To answer this question, I'd suggest you find a local Realtor. They can easily answer this question in your region. |

3 Bedrooms +Family Room would sound more valuable. However in most cases a family room will be an "implied room." If it is a condo or other type of house where family rooms are not as common (flat, etc.,), then it should be listed as a 3 Bedroom, X# of bathrooms, and a family room. I also think most people would tend to feel a little misinformed if it was listed as a 4th Bedroom but it was actually a family room. You could however list it as an "optional 4th Bedroom" |
