Now, I may be wrong with this one, but I always thought, permission was only needed with structures of a certain size. When you say lean to, I presume you mean a structure smaller than a garden shed, an outside cupboard if you like. So, as long as it did not block any communal paths or right of ways, I think you would be ok.


EDIT: Hmm, everyone is saying no. A thing you have to remember is, all councils have their own set of policies, so what one will allow, another will deny. Oh well here's to another 4 years of having a shed and no permission. Ooooo, I'm such a rebel.!!!! :D

EDIT: Lol Helen, a lean to is in no way, a structural alteration. It's not a conservatory we're talking about here, or an extra bedroom. It's essentially, a large box. And after reading your response, I fished out my lease, and can confirm, that MY council will over look small garden structures, providing they do not obstruct any common ground or rights of way.

Helen is right, how would you like it if you owned a house and the tenant started putting up his own buildings? You cant do it legally, if you want to do it illegally its your risk. I reckon the neighbours would dob on you to the council though.

I think most people here are missing the point - if you don't own the home, you cannot make structural alterations to it. If a lean-to is something you really need, you could ask the council if they will put one up but that would create a precedent and they would have to do the same for all their properties if tenants asked them to.

If it's outdoor storage you need, you could always buy a demountable shed and take it with you if/when you move.

Boo, I think you will find a lean-to has to be fixed onto the house somehow or else it won't stay in place, will it. If it's freestanding it's a shed and nobody cares, as long as you make good any damage it's done to the ground (grass, etc) when you leave. If there are fixings, it's a structural alteration and it's not allowed by most councils.

However, the way to go is to ask the council direct, don't ask a bunch of strangers on the internet, most of whom aren't even in the same country (I assume it's UK in this case) and haven't a clue, but they will still give their "opinions".

Pick up the phone and call the council is the first step! They won't eat you and guess what? They will give you the correct answer!

You need to ask for planning permission.

Possibly, if it is not a structural alteration...write to them and enclose all the plans...they will probably send a surveyor out to check before making a decision.

You'd need planning permission and chances are it would be denied. If planning permission is granted you would have to demolish the lean to when you vacated the property
