I need a little advice...
I am considering purchasing a fixer upper home in very good shape, only an hour from a few major cities... priced at only $3000...
there is no information about liens or back taxes(offering quit claim deed)... I would be willing to pay liens or back taxes up to $3000 if any occured later...Do you think this is a good idea or should I wait for a better opportunity (warranty deed)?
also how much in back taxes and liens do you think I could be getting into?

I am glad you are seeking advice. For dozens of years,
home buyers were on their own.

as of 12 yrs ago, you may now call real estate firms and
seek either an exclusive buyer's agent or just a buyer's agent
[never let a BA rep a seller in any deal with you.]

they will check out the deal, run a preliminary title check
line up title insurance
an inspector
an appraiser
and more

YOU could be buying a jewel or
like in the Tom Hanks movie, MONEY PIT, you
could be buying a huge mistake.

A quit claim deed from no one you know is USELESS.

what it means, by law, is "whatever I own I give to you."
that means they don't even have to own it to
take your $.

PUT your cash, for now, into an ESCROW FIRM/TITLE
COMPANY ACCT
OR depending on your state if no escrow companies
exist, a RE atty.

NEVER EVER give your money [even a penny] to the
seller direct. A title -escrow firm holds your cash until the
transaction closes and they make sure that
you are not being ripped off --within the law as far as their
rules and the law permits. YOU still must make
sure the prop is viable; via an inspection.

when the title company/escrow officer checks out the
inspectioins and chain of title and YOU get TITLE insurance
then you can close escrow and the house
is yours.

Lol no I wouldnt unless you checked the cost of EVERYTHING even the smallest things can cost alot. Plumbing, Electrical ect. Just make sure you dont get screwed its very easy to in home buying! But you have to spend money to make money! But 3k for a house I mean cmon get real!

Well....I will try and be objective here. Something is wrong if it is only 3,000. If it was a good deal, it would have already have been bought. And, unless you have all of the information in front of you in regards to liens or back taxes, I would not even consider getting involved. Always, do your homework first and do not let emotions get in the way of making a deal work.

best bet would be to contact a lawyer. The possiblilties of back taxes/liens are endless
