From personal experience I would sell it.. I rented & used a company that said they back ground checked and collected $, my place got trashed, and I lost money.. and it cost thousands to replace carpet & cabinets from a pet not allowed to be there that chewed everything up. Take the loss and move on! |

Everyone has different tolerances. Can you be a good landlord? Do you want to be bothered with dealing with renters? If you answer yes, then renting out your home can be a good source of income. If no, then try to sell it for as little amount of a loss as you can possibly tolerate. |

If you are able to rent the home aand by chance the renters defaulted or skipped out on you would the 2nd house payment cause you to be in a real cash crunch? If so then sell it. I found out the best way to check out renters is not to only check their references, but drive by where they live and see what the outside of the residence looks like. If they keep the yard kept up then in most cases they keep the inside the same way. If they are renting an apt, then drop by on them and see what kind of shape the apt is in. Also you could see if the new home you are looking to buy is still owned by the builder see if he will do a trade. I have worked with builders that have done it in the past. |

I considered renting out my home, but decided against it. I didn't want to deal with the whole thing. No one would pay what I needed to cover mortgage, insurance and taxes, plus I didn't like the idea of strangers living in my house. |

If I could make money or break even on the rent I would rent it. Why sell low in the market. A home is an asset and will go up if you can keep it. Howvever, if you are losing money evry month, sell it and invest the profit |

Well I have a really small home equity loan, but I woudl rather rent out my place then sell it. Pay off the loan first. In this market it would be better to rent right now then to sell. If you sell your not going to make enough back to cover the loan you took out on it. With so many people going into foreclosure a ton of people are going to be looking for a place to rent anyways. |
