I am 17 years old and nearly 18. when i am 18 i want to rent a one bed house in a nice estate for about £400-£500 pcm. I need it to be unfurnished and long-term. I just wandered if you as a landlord would consider somebody like me? and do tenants usually renew their contrct with their landlord once the lease is over, if of course they paid their rent and looked afetr the property?
dont go saying im young, cant afford it or give me lectures on bills and crap by the way, because i am doing that at the moment and i ahve a good job which pays plenty to live on and i always prioritise my rent and bills, and my job is stable. i just want to get some advice and info from either landlords or tenants about the chance of me getting a one bed (or similar) property, unfurnished, and with a long-term stay of a few years at least, providing i like the property, and renweing the lease, as i guess landlords do not like having to search for tenants to rent their house out to when they have a good respectable one already?

Well my husband is an estate agent and only lets out properties to teenagers when it's student accommodation usually.
My husband and i had our daughter by surprise at 18, we had to find somewhere to live but no landlord would except us because we had no credit history.
We had to live with my mother for a while until we finally found a landlord that excepted us. We are 21 now and struggle to pay the £700 a month rent plus £105 council tax, water rates,tv licence, gas, elec ect ect ect despite both of us in professional jobs.
I doubt that your job at tescos pays enough to allow you to rent a nice 1 bed house in a nice estate, i would consider sharing with a friend. |

You do not have a credit history or rent history for me to check out. As a landlord, I would not be able to rent to you. I have to be certain that you are a good bet for me to get my rent every month. Perhaps with an excellent co-signer, I might consider renting to you.

I have (generally) had bad experiences in renting my property out to teens.
But that is not to say I`m so bigoted as to think they are all the same. Many are just as responsible as adults.
The main thing is that a Landlord checks you out properly and gets testimonials from people he can check up on. You sound very responsible to me, so YOU should have no trouble.
Good Luck anyway. It`s more than nice to have your own place.

as a landlord and just 19 years old, I would and have let a flat to a 18 year old. All i wanted was to be able to check the property at anytime while they lived there and 2 months rent deposit. I don't think you will have any proplem. Good luck. |

It would depend on the individual and you sound like you've got your head screwed on. I'd probably want a letter from a responsible adult in your life such as a parent or manager volunteering to act either as guarantor or as a character reference. I'd probably want 2 months or more deposit to show you meant business. Also some landlords ask for a reference from your employer to say what you earn each month and how stable your job is.
Landlords at the moment are hanging onto their properties as they're worth more rented than selling them. So I'm pretty sure they'd be happy to renew if you'd been a quiet, clean tenant, who paid your bills on time. |
