No. People only worry about the carpet but the wall stains are the worse. If they dip out early on the lease, it takes more time to get the house ready to rent. It's not as bad as having tenants who smoke but it is really really close. |

Cats yes, dogs no. They tend to pee inside whereas cats use litter. Cats groom themselves and dogs don't. |

never. I have a cat in my own house...and I have had a dog. You never know what they allow that you wouldn't.
I don't think it's a good idea unless you like to replace carpet, baseboards, etc. |

Sure why not- I would have a pet deposit for each, also something you may have not thought of- in lease state they need to clean the dogie stuff- maybe hire a Popper scooper. Just keeps your property litter free ( may you could walk in your bare feet with out getting it in between your toes.) Poo -per scooper and pet deposits. |

Get a higher deposit and higher rent. Take "before" and "after" pictures to cover yourself. |

It depends on the animals and if I had a fenced in yard or not. A barking dog might irritate neigbhors or create a liability situation if it's a vicious breed. Some insurance policies don't cover particular breeds so someone bit by a dog might come after an owner if the resident doesn't have the funds. Animals can cause a lot of damage. I'd have to see what they are like and how responsible the tenant is with animals. I had tenants with 6 cats be just fine and tenants with one cat create a nuisance. Are you a responsible pet owner? |

sure why not? Just ask for a security deposit like the other person said. That way if their pets ruin the place, you don't have to pay, it comes out of their security deposit |

Yes, but I would charge and extra monthly pet rent fee. This is an additional 15 to 25 dollars amonth fee on top off there rent. So if you're charging 550 a month thier rent would be 565 or 575. I've found that the extra deposit never covers the damages left by the pets |

definitly, get a security deposit. (an extra $60 a month is the rate I have seen) That way, if they pee on the carpet, or scratch/chew the baseboards, you have money to fix it. Having a cat myself, it's often hard to find places that allow cats and or dogs for that reason. But if they seem like good reliable tendents, go for it! |
