Zillow.com home estimation is it accurate?
Anyone ever go to zillow.com and typed in your address and it shows you how much your property is worth. Is this pretty accurate? I got my propert inspected 3 months ago it was worth 148,000 zilla says mine is worth 152 that's 4 grand increase in 3 months? is this accuate?

Sites like Zillow fail to take into account differences in neighborhoods, home ammenities like marble, granite or Corian counter tops, tiled and wood floors versus vinyl or carpeted floors, pools, out buildings, 2 versus 3 car garges, schools impact on home prices and improvements that were done w/o a building permit.

A licensed real estate broker will go on site and check the subject property then check against like kind properties in like kind neighborhoods. They can also weed out incompatible properties that are over or under the subject property. Appraisers will likewise but they charge $325.00 and up while brokers will do it hoping to get your business.

I ran my own home thru Zillow, and they valued it at $450,000.00- NO WAY! I ran the numbners with like kind subdivisions and properties and got $250,000.00 which I agreed with as reasonable.

Websites like Zillow, HomeGain and others are using these tricks to "hook" people into calling them, then they refer you to a licensed real estate broker for a referral fee. They do ABSOLUTELY NOTHING TO ADD VALUE TO THE DEAL, COST the broker UNNECESSARY money and COST YOU more in the way of higher commissions in the end. The cost to do business is not lowered using these sites or referral services at all, in fact it cost more. Go straight to any sizable brokerage firm and get the name of the top producing agent from the receptionist, then Interview the manager broker for his input, not his favorite but his best broker is what you want. You'll do far better there, they have the hope of an unadulterated deal and will give the best service.

But Zillow etc will NOT TELL YOU that. They want that referral fee. I refuse to do deals with them, it cost me too much money. I was last rated #7 out of 800 agents. Thus the lure of a free home valuation. Note they fail to call it an appraisal, because it is not one!

There is no substitute for an appraisal done by a local appraiser. Regardless of what satisfaction you get from different internet providers of values in real estate. And if you live in a non disclosure state they are worthless.

they use public records, aka assessor vaules and their own equation to figureout value. Some what accurate, but not anywhere near an official appraisal.

by the way, all these realtors commenting about zillow is just sour grapes on their behalf, because it makes their services more value-less than they were to begin with.

Domania.com is better with updating its records, unless Domania became Zillow. In that case, make friends with a realtor who will show you past sales and market trends.


Price is what you pay for value.

It is a snap shoot of how the market was at the time when last transaction occurs in your area. It, however, can't accurate project the current or future value.

In terms of scientific measure of value of a property, It is neither precise nor accurate. Someplaces they think property is worth 20 to 30 percent more than it is. Other places they think it's worth less than it is. There is no reliable adjustment to their values. It's just a vicarious timewaster.

If you have refinanced your home, or purchased your home in the past few years zillow prices are pretty good, but if you have owned your home without refi for the past 10 years the value shown can be lower than neighbors, example: my personal home is on a golf course with a great view, completely upgraded with granite counters, pool, deck, 40ft. barbeque center (outdoor kitchen) gazebo, bigger than my neighbors, but since they purchased two years ago the price for the neighbors home shows higher than mine, and they have no view, or upgrades. Zillow is good for a general price range, but in the homes over 1million- I think it would be hard to speak in generalities.

I would have to say fairly accurate because they seem to have very complete information-unbelievably complete on recent and past home sales. They know all the floor plans and locations in planned communities (square footage or floor plan versus price).
