buying a house for the first time?
im wanting to buy a house for the first time but how do i get a first time buyer loan with out all the hidden closing and prepaid cost?

Which hidden costs would these be?
All you need to get into a house is 3.5% down, average credit, stable employment, adequate income an a social security number. Closing costs can be paid for by the seller, or by your lender. Go find a reliable broker in your area and get approved.

Edit: With interest rates as low as they are, many are opting to take a slightly higher rate and include closing costs. This is an option that is available. Depending on your loan amount you will still get a great rate and not have to pay the fees. Currently, a loan amount of about $250,000 and an interest rate of around 4.75% could be done with no fees.
