can i move out with out giving a notice?
i don't want to, but i can't stay here any more, i'm looking into moving soon, like next month but the best and cheapest places are ready for june the First.

i love and respect my landlord but i need the place NOW before some one else gets it, i should give a months advice telling him i plan on moving but the place i saw is due to be up my grabs on the 1st, can i move without telling him?

You can move, of course. The consequences would be that you could/will lose your damage deposit, and are obligated to fulfill whatever remains of you lease, although the landlord does have to try to rent it. As a landlord, when such "midnight moves" occur, I'll take the damage deposit, but not bother pursuing the rest of the rent for any months remaining - blood from a stone, etc.

Sure you can move, but you will owe rent on the current place until the end of your lease. If you break your lease you will not get a good reference, nor any deposit back.

You can, but you will be liable for any break-lease fees, reletting fees, and rent through the rest of your lease term, as well as any other fees outlined in your lease. You will also lose any security deposit you may have made.

Your best bet is to submit notice NOW to the landlord, explain your situation, and hope that s/he will let you out with little to no financial detriment to you.

You're stuck with giving whatever notice your lease or (if no lease) your jurisdiction requires.

If you can find a replacement tenant, he will probably waive the notice requirement.
If he can rent it before the month is up, he owes you the part-month's rent back.

I've paid the extra month a couple of times. It gets me the place I want NOW, and gives me a month to do the moving. But it takes a pretty big chunk of money to make it work.
