If the house in question was going to be rented in any case to the open market(even if this is limited to subsidy rent), then there is no immediate issue in renting from your auntie.
However if you were to share the tenancy with your auntie the situation would be completely diffeent.

Yes - but it has to be a proper commercial arrangement - ie Auntie would have to treat you the same was as any other tenant and obey all the landlord regulations.
Your claim may take slightly longer than usual because they will have to make extra checks to ensure this is not a "contrived tenancy" - ie a con!
