I want to take over the lease on a small shop in the uk. The lease says the shop both inside and out is the full responsibility of the tenant. I have looked over a survey done 2 years ago and as the shop is a very old building there are a lot of problems. This seems grossly unfair as I thought the building would be the landlords responsibility and I would be responsible for the inside. I have looked over the "code for small business lettings" and I have found nothing regarding business premises being the full responsibility of the tenant. Is there anything I can do as this is so unfair. |

My Take on It

If you don't agree to the terms, don't rent it. Typically, any structural issue is the owners issue, but if you sign a lease that says you agree to be responsible, then you are walking into a potential problem.
I am sure there are plenty of commercial properties you can rent that don't come with this sort of clause. |
