depends on where the property is...in the US most states have a landlord association.
it's worth the $100 a year charge to be current with the state laws, use their leases, and all office supplies they provide. just smart. most tenants don't have a clue what the law is and when there is a problem a lot of attorneys are not current on landlord tenant law.
by the way, you can never insure the contents of a rental, only the building. tenants need to get renters insurance on their own. otherwise they could burn the place down on you to collect the money. smart law. |

If you don't do anything else do a background check! Don't rent to family or friends, keep it Landlord and tenant. Don't give in too easy. If you say your going to put them out if they do so in so DO IT! |

A must - Learn the LL-tenant laws for your state. Failure to follow the law can be very expensive! Go to the library and get a book on this and read it carefully.
See if you need permits to rent, a certificate of occupancy, a rental inspection, or a LL license. These are local requirements that municipalities sometimes require before you can rent.
Get a rental dwelling policy for your house, not a homeowners policy.
Get good forms - an application, lease, property condition forms, copies of eviction forms. You want to have these on hand before you need them.
Get some books on LLing from the library and educate yourself on the process. Learn how to show the unit to its best, and how to screen applicants properly (like running the background check another poster mentioned). Learn how to handle problems before they occur.
Join a local LL association or a chapter of REIA. The support, knowledge, and information you learn there will pay for the dues. (Plus the dues are deductible as a business expense.)
Research the Section 8 program, HUD, and any other housing aid programs in your area. Know what they are like before you agree to accept them. You may or may not want to consider applicants on these programs. |

Any deposits taken need to be protected in a government approved scheme
You need to obtain an energy performance certificate before marketing the property
Read and understand sections 8 & 21 of the 1988 Housing Act - they are the only legal way to evict a tenant.
A tenant doesn't have to leave at the end of their contract if they don't want to
Any soft furnishings must have a safety label
Make sure you have a safety net to pay the mortgage if the tenants stop paying their rent, and to cover periods when the property isn't let.
If you are letting to a single family, you don't HAVE to have the fire alarms (only for HMOs). |
