My Take on It
If you want to avoid expensive private mortgage insurance or PMI, you would need 20% down. That means 30k. If you get a FHA mortgage, the down payment would start at 3.5% down. That is about
$5250. You would also need to have on hand about 3% more for closing costs and inspection fees.

A standard bank mortgage is often 20% down, 30K. A FHA loan is 3 or 5% down, 3 or 7.5K. There are also other types of loans, VA, mortgage with construction costs added, Non-resident loans. Each have various down payments.
