You type it just like the one you have only changing the names, then depending on your state signed, witnessed and notarized, then take it to the courthouse. Probably $10 - $20 fee.

At least get your tax guy involved, you can deed over the property, but you have to pay the gift tax on it. Since it is raw land you do not need to appraise it, you can use the assessement to figure out the tax that you owe.

I suggest you consult an accountant first. There are tax implications to giving away expensive things like land. How much is this land currently worth?

I copied this form a real estate site:
"If you quitclaim property without taking any money in return from your father, the transfer is regarded as a gift and the value of the gift will be the value of the property at the time of the transfer (here the value has appreciated). Now, if the value of the gift does not exceed the annual exclusion limit of $12000 (for 2008) per year per person then the donor (here it’s you) need not pay federal tax on the gift.

However, if the value of the gift exceeds $12000 and you have already given up $1,000,000 in gifts in total till now in your life, you’ll have to pay the federal gift tax. Otherwise you need not have any tax liability as such upon transfer of property. The total gift amount of $1,000,000 is the lifetime exemption for paying federal gift tax."

Very simple to do.

Go to any title insurance company and ask them to do it for you. They will do a Quit Claim Deed and file it with the county recorder for you. They should charge you more than $50-$100 for preparing the deed plus the county recording filing fee. Just take in with you your deed so that they can get the right legal description of the property.

A lawyer will end up costing double or more than what a title company will charge.

You type up the Quit Claim Deed and record it with your county. There may also be a transfer affidavit you need to sign to attest there was no consideration.

Your county clerk can give you the fees or they may be posted on their website.
