First of all it depends how deep in arrears he is. If its deep then the house could get Repossessed and you would be evicted most probably. This guy sounds like a plank and unfortunatly there are many around, i just had one in the last house i rented. Unfortunatly there is not much you can do because even if the maintenance work is covered in your contract you could take him to court but then you will most likely have an expired contract by the end of it and will most likely want to find a new house.
