Check the NADA site. It's like Kelly Blue Book for mohos.

If you move it, it will never be eligible for a mortgage. If you're not getting a mortgage anyway, that's not a problem but once a moho is moved it's ineligible for FNMA, Freddies and FHA loans.

There are standards for mobile homes, just as for used cars, and "blue book" style values based upon age, condition and amenities.

Check with a local mobile home park or dealer for the answer to how much it is worth. Then check around at several parks before you select a lot space. If you see some residents around, stop and ask them what they think of the park and its standard of living. Also see what their average monthly cost is, including land rent, utilities and HOA dues.

There is limited information online, too. Check mobile home values and also check Craigslist to see what similar homes are selling for in your area.

After doing your research you'll be making an much more informed decision.

You dont mention what part of the country and specifically city you are in. Personally taht seems pretty high seeing as hwo you dont even own the land. Any chance at stepping up to a condo or duplex? You can often find duplexes with no association fees and around 1200 sq ft or so. Check out loanhomeonline.com/findamortgage to get an idea waht you can get approved for. That seems high, you dont own the land plus it wont appreciate in value at all.
