I would find a consultant that knows how to decorate your house for a quick sale. You'd be surprised how much of a difference that makes. Also be sure the lawn looks nice, and if you put pictures of it out, be sure the pictures were done in the summer when the grass was green. |

I am anxious to see some answers to your question because I have a house to sell too and need to sell it quickly also. I am hoping some people can give us both advice. I do have mine listed with a Realtor at the moment. I hope by spring, there will be more people interested. Good luck with yours! |

This is NOT a flip answer: price it well.
Any house can be sold, for the right price. The only practical exceptions are houses that carry significant liability. For example, if you're in a toxic waste dump, there's sufficient downside to owning the property, that you wouldn't even buy for $1.
So, if you need to get rid of an otherwise acceptable house, the best way to do this is price below the market. A real estate agent should be able to prepare comps for you. Then, put your house on the market for less.
There may be local or national firms that buy houses. They don't pay well, but it's a way to unload a house quickly and with minimal fuss. You may even be able to avoid real estate fees, if you don't already have an agent. However, be aware that you will want SOMEONE to review your documents, such as a lawyer. |

There are a few things that you and your realtor can do to speed up the process. First price the home correctly. A home going for 5-10% less than others in the area tends to get more interested buyers and thus sells faster. Second is get everyone involved. Your realtor should be communicating with any other agents in the area about your home. The more agents that show your home, the more likely it will sell. A higher commision is also a good incentive. The third thing is to raise the appeal of the home. Clean it, make small cosmetic repairs if they need to be done, and pack away any excesss items laying around or cluttering counter spaces. People want to invision thier things in the home, not yours, so the more space the better. If you get a good agent they should be able to help you with any of these things. Good Luck |

Location, price, curb appeal, and looks. That's what sells houses. You can't do much about location, little about curb appeal and looks, but total control over price.
Make it sparkle outside and inside, and cut the price.
Sit down with your realtor and find out what he/she's doing to market the house. If he/she is just putting it into MLS, then find a realtor who knows how to market a house. Make sure you hired someone to market the house, not just list it..
You should approve newspaper ads saying "Owner Anxious" or "motivated seller". |
