Leftfoot is correct here. If you just approach and ask them, it puts you at an immediate disadvantage when negotiating price.
You should attack from the 'side' i.e. become friendly with the owner over a period of time and, during the course of conversations, ask questions like 'work load', 'how long they've been doing it 'etc until you have enough first hand information. He/she might give clues that they are fed up etc and whether the business is really doing as well as the books 'say' they are which gives you the 'upper hand' when talking money.
Oh, yes, and bacon on toast and a tea for me, thank you.

Ask to see the accounts and form an idea of the value of the business by the net profit.
This figure may well be undervalued, so ask the owner of the business for a realistic projection because he may not declare everything. This may well be overstated.
So.........consider an initial offer on the understanding that you will be permitted to work there for a week. You should then be able to ascertain realistic profits.
Relay this info to an accountant and he will come up with a accurate valuation. |

One of the ways some businesses go about this is to use a business broker to act as a go-between. What they can do is approach the business owner saying that someone is interested and are they interested...

Get to know the employees. They work at the cafe because they like interacting with people, so they are easy to get to know. At some point they'll take breaks, strike a conversation up then. You'll learn a lot including the owner's state of mind and if they have a relationship with the owner, they will feed them your interest. And if you end up buying the place you'll have a heads up with the employees already. Good luck. |
